Our commercial sealant contractors service in EH19
Sealant joints are easy to overlook until one lets water in, and in an occupied building failure typically announces itself as a stained ceiling or an unhappy tenant. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in EH19. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. We work on movement joints in walls and floors, window and door perimeters and floor and threshold joints, and what we’re called in for most is damp patches where an external joint has failed and black mould through washroom sealant that won’t clean off.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
How we quote
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote.
Why appoint us
- Commercial sealant work since 2005
- Colour agreed before work starts
- CSCS-carded applicators
- Joints cleaned back to sound surfaces
Getting a fixed quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
Near you in Bonnyrigg
We work on buildings around Bonnyrigg Parish Church, Lasswade High School Centre and Public Library. The nearest railway station is Eskbank station, about 1.1 miles north-east. A little further out are Dalhousie Castle (1.2 miles south-east) and Midlothian Community Hospital (0.8 miles north-east). For a walk, there’s The New Leaf Co-op and Edgelaw Reservoir.
Shops, offices and hotels in EH19
In EH19, much commercial sealant work follows refits in shops, offices and hotels in places such as Bonnyrigg, Lasswade and Newbattle. Where the joint is on show, a colour that suits the finish is part of the job.
Our area covers every Scottish council area, EH19 included. Longer journeys are planned so each job is done in one go if at all possible.
Bonnyrigg: If you have premises on more than one site, say at Dalhousie Business Park and Hardengreen Industrial Estate, one contractor and one quote can cover both. In a retail centre such as Straiton Retail Park, 2.4 miles west of Bonnyrigg, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.
What happens if it’s left?
Putting off a reseal normally moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, and the bill then involves other trades. Dealing with it while the damage stops at the bead is the cheaper route.
Questions to ask before you book
- Do they follow the manufacturer’s priming guidance?
- How the existing material will be dealt with
- Are they CHAS accredited or on Constructionline?
- The named product and why it was chosen
Aftercare for building managers
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Keep washroom and kitchen extraction working
- Deal with small splits before they become leaks
- Check joints after other trades have worked nearby
- Don’t let cleaning or traffic back on before the cure time is up
New joints need their full cure time before they take water, cleaning or traffic. That time depends on the product, the temperature and the joint depth, so we confirm it for each area at handover. Keeping signs or barriers up until then protects the finish.
Movement joints that fill with debris stop working. With nothing soft to close against, the materials either side take the load and start to break up. That turns a sealant job into something bigger.
Quoting for work in EH19
These are the things that shape the price:
- Site requirements such as inductions and permits
- How much existing material needs removing
- Quantities, in metres or numbers
- Specialist products, such as fire-rated or hygienic sealants
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
What we need to price the job
Whether it’s one area or a whole building, the same details help:
- How the joints are reached, and at what height
- Rough lengths or quantities, or drawings if you have them
- The product your specification calls for
- Photos of the joints, close up and from further back
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
Owners, agents and contractors
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.
When something else is needed
We check first that sealant really is the fix. It isn’t the answer for:
- A dripping trap, valve or pipe behind a fitting
- Structural cracks or movement the joints weren’t designed for
- Suspect materials that need testing and specialist removal
Questions we are asked in EH19
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Do you work for facilities managers and managing agents?
Yes. You can send details through our quote form, and we’ll confirm any paperwork you need with the quote.
When is resealing likely to be due?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Do you check for asbestos before removing sealant?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.
