Construction mastic in Annan

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Construction mastic for commercial buildings in Annan

Mastic Doctor has been a subcontractor on construction projects for over 20 years. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. For construction mastic on a scheme in Annan, send drawings through our quote form, or phone or email us to talk it through. We work on brick and block movement joints, sanitary and kitchen joints and floor and skirting junctions, and the usual reasons a site gets in touch are cracks opening in caulked internal joints and new external sealant already peeling away. A specialist sealant contractor works differently from a general builder: in Annan, that means joint design, primers and backing rod as standard.

Sites near smaller places like Annan can mean longer travel, so the mastic is planned with as few trips as the job allows. Send drawings, photos and the programme so everything needed arrives on the first day.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Questions about Annan

Is a smaller place like Annan outside your area?

No. Places such as Annan are covered as much as the big towns. Every Scottish council area is within our area. Good photographs up front let us bring everything on the first visit.

Does a coastal location like Annan affect which sealant is used?

It can. Coastal exposure works external joints harder than inland weather. We check the specified product suits the exposure and pay close attention to preparation.

Are you insured?

Yes. We’re fully insured, including public liability cover.

Will you come and look before quoting?

That depends on the size and complexity of the job. Simple work can often be priced from photos, and bigger or more complex jobs typically get a visit.

What accreditations do you hold?

Our applicators are CSCS-carded, and we hold CHAS accreditation and Constructionline membership. We confirm any paperwork you need with the quote.

Does weather affect external mastic work?

Conditions have to suit the product before external work starts. Wet or cold joints cause adhesion problems.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Stick to the specified sealant rather than a generic substitute
  • Ask cleaners to use soft cloths around fresh sealant
  • Bring the mastic contractor in after the last trades are through
  • Get the mastic subcontractor involved early in the programme

A new structure shifts as it loses construction moisture. The right product in each joint copes with that, but caulk in a joint that moves more than expected may crack. We can advise if a joint needs a different product.

One unsealed frame can let water into finished internal areas. That normally means redoing finishes in a completed area, and a delay to handover. Checking perimeters before internal finishes go on avoids it.

From enquiry to sign-off

Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. For a building near Annan, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.

  1. We walk the site or review drawings to understand the package.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Problems we find, such as oversized gaps, are raised straight away.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

What we need from you

  • Point out any areas we must not close
  • Have the specification and drawings to hand

Advice

What we can’t put right

Being straight saves everyone time. Fresh joints won’t solve:

  • Rework caused by others damaging completed areas
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Specifying the product where the designer hasn’t

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.

What we seal

  • Window and door perimeters
  • Brick and block movement joints
  • Cladding and panel joints
  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Sanitary and kitchen joints

What happens if it’s left?

A quick bead over a damaged joint can get an area past inspection, but it won’t last. Sealant can’t grip a contaminated or existing bead, and the defect comes back after handover. We cut out and redo the joint properly. In Scotland, wind-driven rain finds a failed joint quickly, so it’s worth renewing joints around Annan before they leak.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Contractors’ notes for Annan

The sea is no more than about 2 miles from Annan. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. The east of Scotland, where Annan is, gets less rain than the west. Cold, damp starts still stop external sealing on some days. We programme around it with the site team.

For contractors at a school such as Annan Academy, sealing has to be finished before term starts. For a contractor at a hotel such as Corner House Hotel, less than half a mile to the south-west of Annan, the mastic often has to be finished before a reopening date. New wings at hospitals like Annan Hospital, under half a mile east of Annan, bring long runs of window and panel joints to seal.

What affects the price in Annan

Before we quote, we look at:

  • Phasing around occupants
  • Which sealant the job calls for
  • Location, for remote and island sites
  • Quantities, in metres or numbers

What a job costs comes down to how many linear metres there are, what has to come out first and the access. Call for a fixed quote when you’re ready.

Details that help us quote

A few photos plus some basic facts will normally do. Please tell us:

  • The asbestos register, for older buildings
  • Drawings or a marked-up plan, if available
  • What the building is and how it’s used
  • Any dates the work must fit around

The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or ring 01277 525 020 or use the quote form to discuss it first.

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
