Mastic sealing in Newbie: the local picture
The sea is no more than about 1 mile from Newbie. Sea-facing elevations take driven rain and salt, and their mastic shows it before the sheltered sides do; plan inspections around that. The east of Scotland, where Newbie is, gets less rain than the west. Cold mornings still limit when outside mastic can go on. Programmes allow for that
Churches, halls and community buildings such as St John's Episcopal Church are looked after by trustees and committees like any other owner, and their frames, doors and external joints need mastic renewed in time. For a school such as Annan Academy, perimeter mastic on windows and doors is a holiday job. Blocks of flats and mixed-use buildings often cluster around stations such as Annan station, 0.9 miles to the north-east of Newbie, and their window and balcony mastic tends to age at the same rate across a building.

Work for main contractors and building owners
Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Newbie can form part of a wider programme across Dumfries and Galloway.
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
How the job changes by surface
Communal areas
Communal entrances, stairwells and corridors have joints at door frames, screens, skirting and floor edges. Tidy, sound joints keep them looking cared for.
Estate-wide resealing programmes
An estate of similar buildings suits a rolling programme. We quote building by building and work through them in turn.
Questions about Newbie
Can you quote for a block close to Annan station?
Yes. Managing agents, landlords, property factors and housing associations are who this service is for. We work to your notice and access arrangements.
Does a coastal location like Newbie affect which sealant is used?
It can. Coastal exposure works external joints harder than inland weather. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
How do you handle work on occupied blocks?
Residents and tenants carry on as normal. If any flats or units need access, we will tell you in advance so you can arrange it with occupiers.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Do you work in Newbie?
Yes. We cover Newbie, within our coverage of Greater London, South East England and Scotland. For a quote, speak to us on 01277 525 020 or email a schedule or drawings.
Do you supply RAMS and insurance details?
Our credentials include CHAS, Constructionline and public liability insurance. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.
Maintenance after handover
A few simple habits keep the new joints working:
- Check the asbestos register before any old mastic is disturbed
- Include mastic in your cyclical inspections
- Group repairs into a planned programme
- Make it easy for occupiers to report draughts
Where a paintable product was specified, it can be painted after curing. Non-paintable silicone shouldn’t be painted over unless told otherwise.
One failed perimeter normally means others on the same building are close, so it pays to look at the whole elevation. Doing them together saves going back again and again.
What we can’t put right
We check first that sealant really is the fix. It won’t put right:
- Leaks from above rather than through a joint
- Old mastic suspected of containing asbestos, which must be tested and dealt with by a specialist first
- Failed window or door frames, which need a window contractor
Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we will tell you honestly before you book.

What else we do in Newbie
On site: what to expect
When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, with the work itself usually taking one or more days per building, depending on the joint lengths and the access. Tell us who will meet us and how to get in at your building near Newbie. That goes into the plan alongside the quote.
- A building-by-building inspection lists the failed joints.
- You get a fixed quote, per block or for the whole programme.
- We agree the programme and dates with you.
- Old mastic is removed and the joint faces prepared.
- New sealant goes in with backing rod and primer where needed.
- Each building is checked and signed off with the 12-month guarantee.
Before we start on site
- Have the specification and drawings to hand
- Tell staff and tenants when we will be in
- Point out any areas we must not close

Advice
Site staff or a sealant specialist?
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
