Mastic sealing across Kiltarlity

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Mastic sealing for commercial buildings in Kiltarlity

Blocks are lived in, so access and disruption have to be thought through. The sequence, the areas and the dates are settled with you, giving you what you need to notify residents. Entrances and stairwells are kept in use while we work. If you are dealing with damp patches beside frames and movement joints with sealant missing, we can put it right, on shopfronts below residential blocks, window and door perimeters on blocks and communal entrances and stairwells alike. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Kiltarlity it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Around smaller places such as Kiltarlity, buildings managed by landlords and associations are often small groups of flats, sheltered housing and halls. Exposed walls take Scottish weather hard, and frame mastic shows it first.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

On site: what to expect

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, with the work itself usually taking one or more days per building, depending on the joint lengths and the access. For a building near Kiltarlity, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.

  1. We inspect the joints, building by building, and record what has failed and why.
  2. A fixed quote follows, split by block or building if that suits you.
  3. The programme is fixed with you, including dates you can pass on to residents or tenants.
  4. Old sealant is stripped and each face prepared back to firm material.
  5. Backing rod and primer go in where the joint and the product need them, then new sealant is applied and tooled.
  6. Finished joints are looked over and the 12-month guarantee confirmed.

Advice

FAQs: Kiltarlity

Do you work for managing agents with blocks near Beauly station?

Yes. Blocks of any size are within what we do. Photos of each elevation help us quote accurately.

Is Kiltarlity off your patch?

Not at all. Kiltarlity is within our area. We work across every Scottish council area. Good photographs up front let us bring everything on the first visit.

Do you work for managing agents and housing associations?

We do. Managing agents, property factors in Scotland, housing associations and landlords with block or commercial portfolios are our main clients for this work and work can be quoted per building or as a whole.

How do you choose the sealant?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

How long do sealant joints last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

How long does a job like this take?

We plan the time on site around your programme and access. You will have an expected duration with the quote.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Cost factors for mastic joints

Your fixed quote is built from the real scope. It takes account of:

  • Site requirements such as inductions and permits
  • Phasing around occupants
  • The total length or number of joints
  • Backing rod, priming and other preparation

There’s no price list, because the scope varies so much from one building to the next. Call for a quote.

Details that help us quote

Diagnosis starts before we arrive. Tell us:

  • Your programme or deadline
  • Clear photos of the problem areas
  • Whether the building will be occupied during the work
  • Approximate linear metres or a joint schedule

To get a fixed quote, call 01277 525 020 or send details through our quote form. You can also send details through our quote form.

Owners, agents and contractors

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in Kiltarlity can sit alongside others in a wider programme.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Looking after buildings in and around Kiltarlity

The west of Scotland, where Kiltarlity is, gets more rain than the east. Frame mastic on weather-facing sides tends to fail first. We plan block programmes with the forecast in mind.

For agents with blocks near Beauly station (2.7 miles north of Kiltarlity), a block-wide mastic programme deals with frames, balconies and entrances in one go. Around Kiltarlity, a planned programme renews failed mastic across a building or estate in one go.

Close to Kiltarlity, our area also takes in Beauly (3 miles north), Kirkhill (4 miles north-east), Windhill (4 miles north), Muir of Ord (6 miles north) and Dores (7 miles south-east). Site staff or a sealant specialist?

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Looking after the joints

For the best life from the joints:

  • Avoid piecemeal callouts where you can
  • Make it easy for occupiers to report draughts
  • Check the asbestos register before any old mastic is disturbed
  • List the paperwork your organisation requires when you send details

Protect entrance and corridor joints from knocks where possible. Damage at low level is the most common reason communal joints fail early.

One failed perimeter typically means others on the same building are close, so it pays to look at the whole elevation. A planned reseal saves repeated visits.

Why act early in Kiltarlity

Mixed repairs by different contractors leave a patchwork of products and colours. Resealing a whole building gives a consistent finish. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Kiltarlity, a repair visit takes planning, so it’s better to act early.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.
