Mastic sealing for commercial buildings in Hilton
Older blocks and commercial buildings can have mastic that contains asbestos. Before we disturb it, we ask to see the asbestos register or survey and if it’s suspected, work stops until it’s tested. We don’t remove asbestos-containing materials. If you are dealing with a mix of products and colours from past repairs and the same joint failures repeated across a portfolio, we can help. Looking for mastic applicators who cover Hilton? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
Around smaller places such as Hilton, buildings managed by landlords and associations are often small groups of flats, sheltered housing and halls. Frames on exposed elevations are where mastic usually fails first.
Work we carry out comes with a 12-month guarantee. If an installation problem shows up, speak to us on 01277 525 020 or send photos by email and we’ll arrange a return visit.

What happens if it’s left?
Draughts round window perimeters cost occupiers comfort, and they often blame the windows. In many cases, new perimeter sealant deals with it where the frames themselves are sound. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.
No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Doing it in-house
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
When to call us in Hilton
In communal areas, joints take knocks from bins, bikes, buggies and deliveries, and low-level joints get damaged. Regular cleaning wears them further.
Site and facilities staff are often the first to spot these:
- Patchy repairs in mismatched sealant
- Worn sealant at communal door frames
- Open joints in brickwork or panels
- Brittle perimeter mastic across a building
Student blocks close to universities like University of the Highlands & Islands, 1 mile to the north-west of Hilton, are easiest to work on between tenancies.
Comparing quotes
- Will failed sealant be removed rather than covered?
- Their public liability cover

Different surfaces, different methods
Tenement and older buildings
Stone needs a neutral-cure product and we choose accordingly.
External movement joints
External movement joints take up expansion and contraction. Failed sealant in a movement joint lets water in.
Blocks and managed buildings in Hilton
Hilton sits close to the coast, within about 3 miles. Sea-facing elevations take driven rain and salt, and their mastic shows it before the sheltered sides do, and they deserve more regular inspection. The west of Scotland, where Hilton is, gets more rain than the east. Exposed elevations on blocks take a soaking and their mastic shows it. Programmes allow for wet days.
Schools and community buildings such as Inshes Primary School need frame and external mastic kept sound like any building. If you own or manage units on a site such as Fairways Business Park, 0.6 miles to the south of Hilton, failed mastic on frames, door surrounds and external joints can be dealt with unit by unit.
Hilton is about 1 mile south-east of Inverness, in Highland. Commercial clients in Hilton use us for work on mastic joints. Across Highland, 256 places are covered, including Hilton.
Work on mastic joints is covered throughout IV2. Buildings on Burn Road, Wade Road and Dell Road are within our area for mastic joints. Nearby places we also cover include Inverness (1 mile north-west), Lochardil (1 mile south-west), Slackbuie (1 mile south), Crown (1 mile north) and Ballifeary (1 mile west) for mastic joints. Bigger towns within reach include Nairn (15 miles north-east), Cradlehall (3 miles north-east), Dingwall (13 miles north-west), Muir of Ord (10 miles north-west), Fortrose (9 miles north) and Conon Bridge (11 miles north-west). Hilton ranks among the main centres of Highland, with offices, shops, schools and other public and commercial buildings, and we cover them all. Where a site is remote or on an island, we plan travel and materials carefully.

Hilton: questions and answers
Does the sea air around Hilton change the choice of sealant?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We check the specified product suits the exposure and pay close attention to preparation.
Do you cover business parks and estates near Hilton, such as Fairways Business Park?
Yes. We cover Hilton and the area around it, including industrial estates, business parks and retail parks such as Fairways Business Park. Send details of the unit and the work through our quote form for a quick quote.
What will the job cost?
There isn’t a price list, because every site is different. Send photographs or drawings and we’ll price it at a fixed figure.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.
How do we ask for a quote?
You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email a schedule or drawings. Include photos or drawings if you have them.
Is Hilton in your area?
Yes. Hilton is in our area and the rest of Highland, within our coverage of Greater London, South East England and Scotland. To discuss a job, phone 01277 525 020 or email a schedule or drawings.
What about access for upper-floor joints?
We talk through access for each building when we quote. Tell us the building height and any access already in place and we’ll confirm the approach in the quote.
Our process
Tell us your site hours and access windows and we will plan around them. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Aftercare for building managers
Regular inspection catches problems early. Specifically:
- Reduce knocks to communal area joints
- Include mastic in your cyclical inspections
- Start inspections with the most exposed faces
- Ask residents or tenants to report leaks and draughts early
Where a paintable product was specified, it can be painted after curing. Non-paintable silicone shouldn’t be painted over unless told otherwise.
Planned resealing is easier to budget than emergency repairs. A programme can start with the worst buildings so spending is spread.
