Common problems we fix in Garioch

Buildings move with temperature and moisture, and every joint has to stretch and squeeze with them. If the joint or the product wasn’t suited to the movement, it splits long before it should.

Clients normally get in touch after noticing one or more of the following:

  • Draughts at frames across a block
  • Brittle perimeter mastic across a building
  • The same joint failures repeated across a portfolio
  • Old repairs sealed over failed mastic

Blocks of flats and mixed-use buildings often cluster around stations such as Inverurie station (to the north-east of Garioch) and their window and balcony mastic tends to age at the same rate across a building.

What to look for in a quote

  • How the joint faces will be prepared and primed
  • What level of public liability insurance do they hold?
  • Whether their applicators hold CSCS cards
  • How they handle RAMS and site documents

Choosing a commercial sealant contractor

About our mastic sealing in Garioch

Treatment starts with a proper look: which joints have failed, why, and whether sealant is the right answer. Failed mastic is stripped, the faces taken back to sound material, primed where the manufacturer specifies and resealed and backing rod used wherever a joint is deep. We work on communal kitchens and washrooms, shopfronts below residential blocks and window and door perimeters on blocks, and the usual reasons a site gets in touch are damaged joints in communal entrances and corridors and brittle perimeter mastic across a building. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Garioch, preparation and product choice get the time they need.

Around Garioch, outside mastic waits for dry weather and the right temperature. Programmes allow for the weather.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

  • Misted or failed double-glazed units
  • Water coming in from the roof or rainwater goods

Not sure which it is? You can speak to us on 01277 525 020 or email the details over and we will tell you honestly.

How the job changes by surface

Estate-wide resealing programmes

Using the same products throughout keeps the estate consistent.

Window and door perimeters on blocks

Frames vary from uPVC to aluminium and timber, and the product is matched to the frame material and the masonry. We’ll confirm the colours available for the specified product.

Our process

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. Where we can, we combine work around Garioch with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.

  1. First comes a look at the joints and, for older buildings, the asbestos records.
  2. A fixed quote covers the joints, products and order of work.
  3. We strip out the old sealant.
  4. Joint faces are cleaned, backed and resealed.
  5. We finish each building before moving to the next.

Getting the site ready

  • Point out parking and an unloading spot
  • Let building users know which areas are affected
  • Make sure the joints can be reached

Advice

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Garioch: questions and answers

We manage a building near Inverurie station. Can you help?

Yes. Managing agents, landlords, property factors and housing associations are who this service is for. Give us the building’s details and say how residents are notified, and we will quote and plan to suit.

Is Garioch off your patch?

Not at all. Garioch is within our area. Every Scottish council area is within our area. Good photographs up front let us bring everything on the first visit.

Can you plan resealing across several buildings?

Block-wide and estate programmes are common. The quote can be split however suits your budgeting.

Who decides which product is used?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

What about access for upper-floor joints?

We talk through access for each building when we quote. Tell us the building height and any access already in place and we’ll confirm the approach in the quote.

Can you take on resealing for a block portfolio?

Yes, that’s exactly who this service is for. Buildings are scheduled in turn with dates agreed in advance.

Do you supply RAMS and insurance details?

Our credentials include CHAS, Constructionline and public liability insurance. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Aftercare for building managers

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Share your contractor requirements early
  • Share the asbestos register when you send details
  • Ask residents or tenants to report leaks and draughts early
  • Track which buildings were done and when

Where a paintable product was specified, it can be painted after curing. Silicone normally can’t be painted, so keep decorators off it unless told otherwise.

Budgets are easier to plan when sealant is part of planned maintenance. A programme can start with the worst buildings so spending is spread.
