Floors, slabs and movement joints in World's End

Few London car parks or loading bays can be taken out of use for more than a short spell, so the work is broken into short sections agreed with the building manager. Less than 3 miles from World's End there are at least three named estates and business parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

For an occupier at a site such as Martinbridge Trading Estate, 2.2 miles east of World's End, the joints at loading doors and dock levellers typically see the hardest wear. Across sites such as Colosseum Retail Park (2.2 miles east of World's End), floor and movement joints can be sealed in phases so units keep working. Large sites such as The Cavell Hospital, 1 mile to the north of World's End, have car parks, service roads and long elevations with movement joints in brick and panels.

World's End is about 1 mile west of Enfield, in Greater London. Commercial clients in World's End use us for work on floor joints. Our Greater London coverage takes in 764 places, large and small. London is covered too, around 10 miles from World's End.

How we handle floor joint sealing in World's End

We work on warehouse aisles, dock areas, factory floors, retail units and showrooms. Each job is priced from the metres of joint, their condition and the access windows we get, and the quote is fixed before we mobilise. If you are dealing with joint edges breaking up under truck wheels and failing joints at loading bays and dock doors, we can help, on retail and showroom floors, saw-cut induced joints and loading bays alike. Looking for mastic applicators who cover World's End? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. We work through joints a section at a time, closing small areas in turn.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

How a job runs

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes anything from a day for one loading bay to several days for a large floor, split into phases, and our waste is bagged and taken away as we go. Planning a London job such as one in World's End starts with access: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Give us the hours we can be on site and we will schedule to suit.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. We hand each phase back when it can take traffic.

Before we start on site

  • Have the specification and drawings to hand
  • Clear stock, furniture or equipment away from the joints
  • Warn occupants and staff about the work

Request a quote

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Keeping the joints sound

For the best life from the joints:

  • Treat loading bay joints first if they’re failing
  • Tell us about strong cleaning chemicals before we quote
  • Respect the cure time before traffic returns
  • Keep photos of joints that look like they’re failing

Walk the main truck routes every few months and look along the joint lines. Look for separation down one side, new chips in the arris and debris gathering and keep photos so changes are easy to compare.

Edges tend to break slowly at first, then quickly. Once the first piece is out, wheels drop further and hit harder so early treatment saves a lot of trouble.

What the job involves on each surface

Retail and showroom floors

Shop and showroom floors often have exposed slab joints, especially with polished or coated concrete. A flush, neat fill in a suitable colour keeps the floor looking right, and we will confirm the colours available for the specified product.

Construction joints

Some construction joints have steel edge protection, others are plain concrete. If the edges look unsound, we’ll say so before any filling is done.

Why act early in World's End

An open joint is a modest filling job while its edges are sound. Wait until the edges have spalled and the concrete needs repairing before the joint can be filled which means more downtime in that zone. In World's End, each extra visit means more notices, permits and disruption, so a proper job first time, with the old sealant fully removed, is worth it.

A quote for floor joints depends on quantities, condition and access, and any specification that applies. Call for a quote.

What you get with us

  • One contact handling all your sites
  • Constructionline member
  • A fixed quote before work starts
  • Failed material removed, not covered up

For managing agents and facilities managers

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

What we can’t put right

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Spalled arrises, which need an edge repair first
  • Structural cracking in the slab
  • Uneven floors that need grinding or levelling

Not sure which it is? You can give us a call on 01277 525 020 or email us and we’ll tell you honestly.

Joints and surfaces we work on

  • Joints along racking aisles
  • Construction joints
  • Forklift and pallet-truck routes
  • Saw-cut induced joints
  • Retail and showroom floors
  • Loading bays

FAQs: World's End

Is Martinbridge Trading Estate, near World's End, within your area?

Yes. We cover World's End and the area around it, including industrial estates, business parks and retail parks such as Martinbridge Trading Estate. Send details of the unit and the work through our quote form for a quick quote.

Can you work in a London building with booked loading and goods-lift slots?

Yes. Inductions, permits and timed loading are routine for us in London. The building manager’s rules go straight into our method. All of Greater London is inside the ULEZ, and our planning allows for it

Do you offer coloured sealant?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Is World's End in your area?

Yes. We cover World's End, and the simplest way to start is to give us a call on 01277 525 020 or email us.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Which sealant will you use?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
