Floor joint sealing across West Ham

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Floor joint sealing in West Ham, done properly

We work on warehouse aisles, dock areas, factory floors, retail units and showrooms. Each job is priced from the metres of joint, their condition and the access windows we get, and the quote is fixed before we mobilise. Most enquiries involve old filler gone hard, cracked or loose and drivers complaining about joints on a route, across retail and showroom floors, forklift and pallet-truck routes and joints along racking aisles. Most enquiries from West Ham start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In West Ham, as everywhere in London, access, loading and the ULEZ all come into the plan.

A 12-month guarantee applies to all our work. If an installation problem shows up, phone 01277 525 020 or email drawings and photos and we’ll arrange a return visit.

Keeping the joints sound

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Keep grit out of unfilled joints in the meantime
  • Photograph any joint that starts to chip
  • Allow for topping up joints as a new slab settles
  • Respect the cure time before traffic returns

Once cured, the joints get cleaned along with the slab. Tell us about aggressive cleaning products or hot washing at quote stage so the product suits them.

Joints are easiest to look after when someone checks them regularly. We can quote a programme that starts with the busiest areas and keeps on top of the rest.

Why deal with it now?

Some runs only need partial renewal or topping up. If old material is sound on one face and only a fine gap has opened, it may not all have to come out, and we will say which joints need what. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

What you get with us

  • Failed material removed, not covered up
  • Constructionline member for supplier checks
  • Work carried out by CSCS-carded applicators
  • Commercial sealant work since 2005

Surface by surface

Isolation joints at walls and columns

We plan column and wall joints around racking and fixed plant so nothing has to move unexpectedly.

Flexible floor sealants

Flexible floor sealants come in several colours, and we’ll confirm what the specified product offers.

How the quote is worked out

The price varies from site to site. It mainly depends on:

  • Access and working height
  • How much existing material needs removing
  • Location, for remote and island sites
  • Specialist products, such as fire-rated or hygienic sealants

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

Details that help us quote

There’s no need for a formal survey. A few details are enough to get going:

  • Whether an asbestos survey exists
  • Specification clauses that apply
  • Anything awkward about access or site hours
  • The type of building and who uses it

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Slabs, ramps and loading bays in West Ham

Less than 3 miles from West Ham there are at least three named estates and business parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic. In London, decks, bays and service yards normally have to keep running, which is why we work a few bays at a time.

University campuses such as University of East London, 0.8 miles north-west of West Ham, have car parks, paved walkways and building elevations with movement joints. On a site such as Crescent Court Business Centre, 0.9 miles to the south-west of West Ham, the movement joints are in car park slabs, paving and building elevations. Hospital campuses such as Newham University Hospital, 1.4 miles south-east of West Ham, grow in stages, leaving movement joints wherever new blocks meet old.

West Ham is about 2 miles west of East Ham, in Greater London. Businesses, contractors and managing agents in West Ham can call on us for floor joints. West Ham is one of 764 places in Greater London on our list for floor joints.

Postcode districts covered here: E15, E13 and E7 for floor joints. We cover commercial and managed buildings on Plaistow Grove, Willis Road and Moorey Close and the roads nearby. Nearby places we also cover include Upton (1 mile north-east), Greengate (1 mile south-east), Maryland (1 mile north-west), Stratford (1 mile north-west) and Plaistow (1 mile south-east) for floor joints. Bigger towns within reach include London (5 miles south-west), City of Westminster (7 miles west), Marylebone (7 miles west), Kensington (9 miles west), St Pancras (6 miles west) and Shoreditch (4 miles west).

Local landmarks in West Ham

Locally, jobs take us to sites close to West Ham Church School, The Earl Of Derby Public House and St Bonaventure's RC School and the streets around them. West Ham’s nearest station is West Ham station, roughly 0.5 miles south-west of the centre. A little further out are Greenwich Castle (3.9 miles south) and Passmore Edwards Museum (0.6 miles north). Not far away are Old Ford Island and Tower Hill.

Diagnose, treat, sign off

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. All of Greater London is in the ULEZ, and kerbside space in West Ham can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. First, the zones and order of work are agreed with you.
  2. Any joints with broken edges are flagged before work starts.
  3. Failed material and debris are removed and the joint cleaned.
  4. The chosen filler or sealant goes in flush with the slab.
  5. You get a time for each zone to reopen.

What we need from you

  • For older buildings, check the asbestos register before work
  • Tell us which areas need to stay in use
  • Move anything stored against the joints

Advice

Owners, agents and contractors

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in West Ham can sit alongside others in a wider programme across Greater London.

Common questions from West Ham clients

Will you take on work at estates like Crescent Court Business Centre, close to West Ham?

Yes, sites like Crescent Court Business Centre are within our area, along with the rest of West Ham. Photos and a short description are enough for a first look.

Can you work in a London building with booked loading and goods-lift slots?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Send the building rules and access times with your enquiry. All of Greater London is inside the ULEZ, and our planning allows for it

Are you fully insured?

Yes. We are fully insured, and the certificate can go with your quote.

Will we need to close the floor?

The work is phased. We work aisle by aisle or zone by zone so the rest of the floor stays in use. Tell us your site hours and access windows and we’ll plan around them.

Can the sealant be colour-matched?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Do you use semi-rigid filler or flexible sealant on floor joints?

There isn’t one answer for a whole floor. Where hard wheels cross, a semi-rigid filler is normally right, and movement joints or perimeters need something flexible. You will see the choice for each area in the quote.

Is West Ham in your area?

Yes. We cover West Ham, and you can ring 01277 525 020 or send photos by email to get started.
