Commercial clients in Strand-on-the-Green

For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Floor joint sealing in Strand-on-the-Green, done properly

Open joints take a beating from forklift and pallet-truck wheels. Every pass chips at the bare concrete edge until a crisp saw cut becomes a wide, broken groove. A properly filled joint carries the wheel over and protects both arrises, which is kinder to trucks, loads and operators. We work on retail and showroom floors, loading bays and saw-cut induced joints, and what we’re called in for most is sealant pulled out along a truck route and filler that has parted from one face. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Strand-on-the-Green, that means joint design, primers and backing rod as standard.

Around Strand-on-the-Green, as across London, joints are under constant load, from basement car parks and loading bays to podium decks and busy mall floors. A failed joint lets water and debris in, and the edges soon spall, so it pays to act early.

Our workmanship is guaranteed for 12 months, in Strand-on-the-Green as everywhere else we work. If our installation lets you down in that time, we return and fix it.

What affects the price in Strand-on-the-Green

Before we quote, we look at:

  • Quantities, in metres or numbers
  • How much existing material needs removing
  • The size and state of each joint
  • Induction, permit and paperwork requirements

There’s no price list, since every building and every scope is different. Call for a quote.

Before you send an enquiry

For an accurate fixed quote, we need to understand the site. Send us:

  • The asbestos register, for older buildings
  • The type of building and who uses it
  • Where the site is, with the postcode
  • Access details, including height

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

On site: what to expect

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. First, the zones and order of work are agreed with you.
  2. We point out joints whose edges need repairing first.
  3. We clear each run back to clean concrete.
  4. The chosen filler or sealant goes in flush with the slab.
  5. Each area is handed back when ready for traffic.

Advice

General trades versus a specialist

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Honest limits

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is any of the following:

  • Cracks across panels caused by settlement or overload
  • Broken concrete either side of the joint
  • Worn screed or surface finishes

Not sure which it is? You can call the office on 01277 525 020 or email the details over and we’ll tell you honestly before you book.

FAQs: Strand-on-the-Green

Can you work in a London building with booked loading and goods-lift slots?

Yes, we plan every London job around the building’s own access rules. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. We allow for the ULEZ, which covers every borough

Would you work within a site like Clayponds Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

What happens if the joint edges are damaged?

Edge condition is recorded when we look at the floor. Where they have broken away, we will tell you before quoting the filling so the filling isn’t wasted.

How do you deal with asbestos in old sealant?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Do you hold CHAS accreditation?

Yes. We’re CHAS accredited and a Constructionline member.

How soon can traffic go back on the floor?

The wait is set by the product’s cure time, and cold floors slow it down. We plan the phasing so that waiting time fits your operation.

Leave it or put it right?

Duct tape or a general builders’ sealant can seem to buy some time. None of it is designed for wheel loads and traffic soon pulls it out. A product chosen for the traffic and movement does the job once. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

The product called for affects the cost, and so does the preparation. Access, phasing and site rules also count.
