Your questions answered

Do you take on work at healthcare sites like Lightburn Hospital?

Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.

Is Stepps off your patch?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Do you repair broken joint edges?

A filler needs sound edges to grip. We will tell you if the joint edges need repairing first, so you can decide how to proceed.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Which is better for warehouse joints, filler or sealant?

It depends on the traffic and the movement. Trafficked joints on truck routes typically need a semi-rigid filler to support the edges, while joints that move more take a flexible sealant.

Can you work to our specification?

Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

About our floor joint sealing in Stepps

Few warehouses can shut a whole floor while joints are done, so we phase the work aisle by aisle or bay by bay. Tell us your site hours and access windows and we’ll plan around them, with goods still moving in the areas we aren’t in. If you’re dealing with untidy open joints in a retail unit and trucks and loads jolting over damaged joints, we can help, on construction joints, retail and showroom floors and forklift and pallet-truck routes alike. A specialist sealant contractor works differently from a general builder: in Stepps, that means joint design, primers and backing rod as standard.

Travel to smaller places like Stepps is planned so the work is done in one trip where possible. Photos, approximate widths and what uses the floor help us bring the right materials.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

General trades versus a specialist

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What we’re called out for in Stepps

Soft sealant in a heavily trafficked joint gives the edges little support, so the concrete still breaks beside it. It can go the other way too: a stiff filler in a joint that keeps moving splits or comes away from the sides.

Site and facilities staff are often the first to spot these:

  • Flexible sealant torn out by wheels
  • Cracked and crumbling joint fill
  • Chipped and spalling edges along forklift routes
  • Open saw cuts full of debris

At places like Queenslie Industrial Estate, 1.7 miles south of Stepps, joints are sealed a section at a time so operations carry on.

Questions to ask before you book

  • Their approach to joint depth and backing
  • Is the sealant right for the movement and the substrate?
  • Health and safety accreditation such as CHAS
  • How the existing material will be dealt with

Choosing a commercial sealant contractor

From enquiry to sign-off

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work normally takes a day for smaller units, with bigger warehouse floors programmed over several visits. For work around Stepps, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. We extract the dust and prime the faces if the product needs it.
  5. The joint is filled to its specified depth and trimmed level.
  6. We hand each phase back when it can take traffic.

What we need from you

  • For older buildings, check the asbestos register before work
  • Explain the parking and delivery arrangements
  • Send any specification or drawings in advance

Floors, slabs and movement joints in Stepps

Less than 3 miles from Stepps there are at least three named estates and business parks. Their warehouses, yards and car parks are exactly where joints take the most punishment. The west of Scotland, where Stepps is, gets more rain than the east. Open joints in car parks and yards let in more water than in drier areas. Outside joints are sealed in dry spells, so dates have some give.

If you manage units on an estate such as Woodhead Industrial Estate, which lies east of Stepps, the floor joints under forklifts and pallet trucks and the slab joints in the yard are the ones to watch. Hospitals like Lightburn Hospital (2.2 miles south-west of Stepps) have multi-storey or surface car parks whose joints carry vehicles round the clock.

Honest limits

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Slab panels that rock or move under load
  • Level or flatness problems across the floor
  • Wide or random cracking that suggests a structural issue

If in doubt, phone 01277 525 020 or email drawings and photos and we’ll say what we think before you book.

Surfaces we seal

  • Forklift and pallet-truck routes
  • Construction joints
  • Saw-cut induced joints
  • Joints along racking aisles
  • Loading bays
  • Retail and showroom floors

Maintenance after handover

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Put loading bays at the top of the list
  • Ask drivers not to drag forks or pallets
  • Hold traffic back until the product has cured
  • Expect fillers on young slabs to need a top-up

Dragged forks and pallets gouge joints and edges alike. Steel tines will mark a good joint over time.

While the concrete edges are intact, it’s a filling job. After the edges go, repairs come into it and that takes longer and closes areas for longer.
