Floor joint sealing in Airdrie

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle floor joint sealing in Airdrie

Sometimes the concrete either side of a joint has already spalled. A filler laid against broken edges has nothing sound to grip, so if the edges need repair before any filling, we’ll say so and explain how it affects the programme. The enquiries we see most involve loading bay joints breaking down and scruffy, dirty joint lines on a shop or showroom floor, on construction joints, loading bays and joints along racking aisles. Looking for mastic applicators who cover Airdrie? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Large floor slabs and service yards are typical of the estates and retail parks in Scottish towns such as Airdrie. Forklifts, pallet trucks and cars all work joint edges hard.

A 12-month guarantee applies to all our work in North Lanarkshire. If an installation problem shows up, call the office on 01277 525 020 or email us and we will arrange a return visit.

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Industrial estates and retail parks around towns like Airdrie usually have yard space and site rules. Town-centre premises may need parking planned.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. You get a fixed quote with the product and the phasing set out.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. The chosen product is placed to its specified depth and trimmed level with the floor.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Related advice

Keeping the joints sound

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Ask drivers not to drag forks or pallets
  • Expect fillers on young slabs to need a top-up
  • Put loading bays at the top of the list
  • Tell us about strong cleaning chemicals before we quote

Once cured, the joints get cleaned along with the slab. If you use strong chemicals or hot-water washing, mention it when we quote so the product suits them.

Joint damage starts slowly and then speeds up. Once the first piece is out, wheels drop further and hit harder so early treatment saves a lot of trouble.

When something else is needed

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • A failing floor coating, which is a flooring contractor’s job
  • A floor that rocks at the joints, which needs a structural fix
  • Joint edges that have already broken away, which need repairing before filling (we will tell you if so)

Not sure which it is? You can ring 01277 525 020 or use the quote form and we will tell you honestly.

Warehouse floors and decks around Airdrie

Airdrie is on Scotland’s drier eastern side. Frost and winter road salt still work into open joints in car parks and yards. Autumn is a sensible time to seal them. Airdrie has at least three named business or industrial parks inside a 3-mile radius. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

Warehouse floors on estates like Upper Mill Street Industrial Estate, less than half a mile north-west of Airdrie, carry pallet trucks and forklifts over every saw-cut joint. Another example is Airdrie Retail Park (less than half a mile south-west of Airdrie), where floors and yards would be done in stages around the occupiers.

Airdrie is about 11 miles north-east of East Kilbride, in North Lanarkshire. We cover commercial sites throughout Airdrie. Across North Lanarkshire, 100 places are covered, including Airdrie. Our Glasgow page has more on work in that area (12 miles or so).

We take on floor joints across the ML6 postcode area, whatever the building. Among the streets we cover are East High Street, High Street and Garden Square Walk. Access to Airdrie is via the A73 and A89, so getting applicators and materials to site is simple. We also cover Burnfoot (1 mile north-west), Gartness (1 mile south-east), Airdriehill (1 mile north-east), Glenmavis (2 miles north-west) and Moffat Mills (2 miles east). A short drive away, we cover Motherwell (5 miles south), Cumbernauld (6 miles north), Wishaw (7 miles south), Bellshill (4 miles south-west), Kilsyth (8 miles north-west) and Viewpark (4 miles south-west). Among the larger centres in North Lanarkshire is Airdrie, and its commercial and public buildings are all within our area.

Airdrie: questions and answers

Must our site in Airdrie stop work while the joints are done?

Normally not: we work in sections and hand each one back once it has cured. Tell us which hours and entrances we can use and we’ll plan from there.

Is a hospital such as University Hospital Monklands somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

When can forklifts run over new joint filler?

Each product has its own cure time, and cold floors slow it down. We plan the phasing so that waiting time fits your operation.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we will price the work to it.

What site paperwork can you supply?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Are your applicators CSCS-carded?

Yes. If you need card details for site access, let us know and we’ll send them with the quote.

Do you need floor joint sealing in Airdrie?

Older fills harden, shrink and crack with age especially under daily scrubbing and traffic. Once it has gone hard or come loose, it protects nothing.

Look out for the following:

  • Filler that has parted from one face
  • Untidy open joints in a retail unit
  • Broken arrises where pallet trucks cross
  • A rough ride across broken joints

In a school such as Airdrie Academy, movement joints in brick, block and hall floors tend to be forgotten until they leak.

Before you book anyone

  • Who will actually carry out the work
  • How joint depth will be controlled
  • Health and safety accreditation such as CHAS
  • What site paperwork they can supply

How to choose a sealant contractor

Different surfaces, different methods

Flexible floor sealants

A flexible sealant suits perimeter and movement joints away from the heaviest traffic. Closed-cell backing rod goes in first, keeping the bead shallow and gripping only the two faces.

Saw-cut induced joints

Open saw cuts collect grit and break at the arris. Filled in good time, they stay narrow and neat.
