Floor joint sealing in Stanmore, done properly

Mastic Doctor has worked on joints in commercial buildings for over 20 years. Applicators carry CSCS cards and work to your site rules, and we are CHAS accredited and a Constructionline member, with public liability insurance in place. Completed joints come with a 12-month guarantee on our workmanship. We work on joints along racking aisles, retail and showroom floors and forklift and pallet-truck routes, and what we’re called in for most is sealant pulled out along a truck route and old filler gone hard, cracked or loose. A single leaking joint is often how a building in Stanmore first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Around Stanmore, most floor and movement joint jobs are single buildings or yards, so we gather photographs and measurements first. Getting widths, depths and traffic details up front means one visit, not two.

The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

What we can’t put right

We check first that sealant really is the fix. It won’t put right:

  • Slab panels that rock or move under load
  • Worn screed or surface finishes
  • Spalled arrises, which need an edge repair first

If you’re not sure, just phone 01277 525 020 or send details through our quote form and we’ll give you a straight answer before you book.

What we seal

  • Forklift and pallet-truck routes
  • Retail and showroom floors
  • Saw-cut induced joints
  • Joints along racking aisles
  • Loading bays
  • Construction joints

How a job runs

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Several jobs near Stanmore can be grouped on one trip. Mention the building’s opening times and we will work within them.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Let us know about inductions and permits
  • Agree which areas must stay open

What affects the price in Stanmore

The price varies from site to site. It mainly depends on:

  • How much there is to seal
  • Distance, for remote addresses
  • Specialist products, such as fire-rated or hygienic sealants
  • Backing rod, priming and other preparation

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.

Sending details for a quote

Good information means a firmer quote. When you get in touch, include:

  • Any dates the work must fit around
  • Specification clauses that apply
  • What the building is and how it’s used
  • Approximate linear metres or a joint schedule

Send us photos, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.

Different surfaces, different methods

Semi-rigid joint fillers

On industrial routes, a semi-rigid filler is often the right choice. We place them to depth and trim them level with the slab.

Forklift and pallet-truck routes

Joints on busy routes need a fill that sits flush and resists impact. We match the product to the wheel types and the traffic.

Why it’s worth doing now in Stanmore

Not every joint needs stripping out completely. Where existing filler is well bonded and the gap beside it is small, a full strip-out isn’t always needed, and we’ll say which joints need what. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

FAQs: Stanmore

Do you take on work at healthcare sites like Royal Hampshire County Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Stanmore too far out for you?

No. Small places get the same service as large ones. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Can you fill joints where the arrises have spalled?

We check the edges as part of the survey. Where they have broken away, we will tell you before quoting the filling so the filling isn’t wasted.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Are you insured?

Yes. We are fully insured, and the certificate can go with your quote.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we’ll send them with the quote.

How do we get a quote for floor joints?

Send details through our quote form or by email, with the traffic on each area. We then send a fixed quote with the product and phasing set out.

Site staff or a sealant specialist?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
