Floor joint sealing near Southend

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Our process

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes a day or more, depending on the metres of joint and how many zones the floor is split into, and we clear our waste as we work. All of Greater London is in the ULEZ, and kerbside space in Southend can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. A floor survey records every joint, its edges and what crosses it.
  2. The treatment and the zones are set out in a fixed quote.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. We extract the dust and prime the faces if the product needs it.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

Getting the site ready

  • Tell us what induction or permit system the site runs
  • For older buildings, check the asbestos register before work
  • Have the specification and drawings to hand

Quotes

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photos and a description will do.

How we handle floor joint sealing in Southend

For sites in Southend and across Greater London, the process is short: you send details, we send a fixed quote, the joints are done and the 12-month guarantee follows. A rough length of joint, photos of the worst areas and a site plan let us give a quick quote and a visit can be arranged where that is easier. If you have trucks and loads jolting over damaged joints and cracked and crumbling joint fill, we can help. Searching for sealant specialists in Southend? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. Joints are done in sections, with bays coned off one after another, so the site keeps operating.

Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

What sealant work can’t fix

Honesty saves time and money. Fresh joints won’t solve:

  • Cracks across panels caused by settlement or overload
  • Damaged or worn floor coatings and screeds
  • Level or flatness problems across the floor

Not sure which it is? You can give us a call on 01277 525 020 or email the details over and we’ll tell you honestly.

Surfaces we seal

  • Saw-cut induced joints
  • Joints along racking aisles
  • Forklift and pallet-truck routes
  • Construction joints
  • Loading bays
  • Retail and showroom floors

What happens if it’s left?

While the arrises are intact, filling a joint is straightforward. Wait until the edges have spalled and the concrete needs repairing before the joint can be filled which means more downtime in that zone. In Southend, each extra visit means more notices, permits and disruption, so cutting the old sealant out fully and doing it right once is the better route.

We don’t publish prices, since every building and every scope is different. Call for a quote.

Why us?

Questions we’re asked in Southend

Can you take on a job at a hospital such as University Hospital Lewisham?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

Do you work in London buildings with loading restrictions?

Yes, we plan every London job around the building’s own access rules. Share the building’s contractor rules and we’ll work to them. The ULEZ covers the whole of Greater London, which we allow for

Will your applicators have CSCS cards?

Yes. We use CSCS-carded applicators.

What if there’s asbestos in the old mastic?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

What information helps you price floor joint sealing?

A rough joint length, a few photographs and a site plan are typically enough for a quick quote. For larger floors, a site visit is often best, and you can call 01277 525 020 or use the quote form to arrange it.

General trades versus a specialist

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Keeping the joints sound

Once the work is signed off, these steps help:

  • Start with the dock areas, where joints fail soonest
  • Mention any aggressive cleaning regime at quote stage
  • Sweep debris out of open joints until they can be filled
  • Allow for topping up joints as a new slab settles

Dragged forks and pallets gouge joints and edges alike. Even a well-filled joint can be damaged by steel scraping along it if it keeps happening.

Regular inspection catches failing fills before the edges go. A phased plan, worst routes first, spreads the work out and keeps on top of the rest.

What the job involves on each surface

Retail and showroom floors

Retail work is phased around trading. Tell us your site hours and access windows and we will plan around them.

Forklift and pallet-truck routes

Trucks running over open joints wear wheels and shake loads. A filled joint lets wheels roll across and protects the floor.

Floor joint sealing in Southend: the local picture

Southend has at least three named business or industrial parks inside a 3-mile radius. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest. London car parks, loading bays and podium decks often can’t close for long, so joints are sealed in sections with each area handed back once cured.

Schools like Elfrida Primary School often have long brick elevations with movement joints that age quietly. At places like Clyde Vale Industrial Estate, 1.3 miles to the west of Southend, joints are sealed a section at a time so operations carry on. Large sites such as University Hospital Lewisham (1.6 miles north of Southend) have car parks, service roads and long elevations with movement joints in brick and panels.
