Floor joint sealing in Hensting, done properly
Some joints reach us with their edges already broken. Filling against a crumbled arris won’t hold for long, so if the edges need repair before any filling, we’ll say so and explain how it affects the programme. We work on retail and showroom floors, joints along racking aisles and saw-cut induced joints, and the usual reasons a site gets in touch are saw-cut joints left open and packed with grit and soft sealant dragged out of trafficked joints. A specialist sealant contractor works differently from a general builder: in Hensting, that means joint design, primers and backing rod as standard.
Jobs around smaller places like Hensting are planned so the whole job is done in one visit. Note joint widths and the traffic that uses them, and we will take it from there.
The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

What we can’t put right
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:
- Broken concrete either side of the joint
- Unstable slabs moving under traffic
- A floor that is out of level for the racking or trucks
If in doubt, phone 01277 525 020 or send details through our quote form and we will say what we think before you book.
What we seal
- Saw-cut induced joints
- Joints along racking aisles
- Forklift and pallet-truck routes
- Retail and showroom floors
- Loading bays
- Construction joints
From enquiry to sign-off
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself usually taking a day for smaller units, with bigger warehouse floors programmed over several visits. If others near Hensting need work, visits can be combined. A fixed quote is given before anything starts.
- We look at joint widths, edge condition and the traffic on each route.
- You get a fixed quote with the product and the phasing set out.
- Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
- Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
- We fill each joint to depth and finish it flush so wheels roll straight across.
- Each phase reopens when the product is ready for wheels, then we start the next.
Getting the site ready
- Point out parking and an unloading spot
- Send asbestos survey details if the building is pre-2000
- Make sure the joints can be reached

Related advice
Hensting: questions and answers
Would you work within a site like Wessex Hospital?
Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is Hensting too small for you to travel to?
Not at all. Hensting is within our area. London and every South East county are within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
When is resealing likely to be due?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
Do you repair broken joint edges?
We check the edges as part of the survey. Damaged edges are flagged up front so the filling isn’t wasted.
Can you send site paperwork?
Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.
Where floor joints take the most wear near Hensting
The South East is one of the drier parts of the UK. External joints still wait for dry conditions, while winter salting gets into any joint left open. Less than 3 miles from Hensting there are at least three named estates and business parks. Their warehouses, yards and car parks are exactly where joints take the most punishment.
Hospital campuses such as Wessex Hospital (to the west of Hensting) grow in stages, leaving movement joints wherever new blocks meet old. Phasing is what makes joint work possible on busy sites such as Vicarage Farm Business Park (1.6 miles south of Hensting): one bay, aisle or car park row at a time.

When to bring in a specialist
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
How the job changes by surface
Loading bays and dock areas
Dock areas see tight turns, heavy loads and weather blowing in. Joints here normally fail first so many programmes begin here.
Saw-cut induced joints
Induced joints are sawn into a new slab to control where it cracks. They start narrow and widen as the concrete dries so trafficked runs need a filler that holds the arrises.
What affects the price in Hensting
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- The size and state of each joint
- The total length or number of joints
- Distance, for remote addresses
- How much existing material needs removing
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.
Before you send an enquiry
It doesn’t need to be a full survey. These details are enough to start:
- A wide shot and a close-up of the area
- Rough lengths or quantities, or drawings if you have them
- When you need the work done
- The site address and postcode
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.
