Floor joint sealing for Ham sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Floor joint sealing in Ham

Before quoting, we look at what the floor is telling us: joint widths, whether the joints are still opening, what runs over them and how the edges have held up. From that we choose between a semi-rigid filler and a more flexible sealant and the answer can differ from one zone to the next. If you have dock area joints that have failed first and brittle joint filler breaking up, we can put it right, on saw-cut induced joints, retail and showroom floors and loading bays alike. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Ham is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Areas such as a loading bay or car park deck in Ham normally have to stay in use. Joints are done in sections, with bays coned off one after another, so the site keeps operating, at times agreed with the building manager.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

What happens if it’s left?

Not every joint needs stripping out completely. Where existing filler is well bonded and the gap beside it is small, a full strip-out isn’t always needed and the quote shows which approach suits each run. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

When to call us in Ham

Pallet-truck and forklift wheels concentrate weight on a tiny contact patch. Where a joint is open, the wheel dips and strikes the far edge and those knocks chip the edge apart bit by bit.

Any of the following is a good reason to get the joints checked over:

  • Brittle joint filler breaking up
  • Flexible sealant torn out by wheels
  • A gap opening alongside old joint filler
  • Chipped and spalling edges along forklift routes

Phasing is what makes joint work possible on busy sites such as Newmans Shipyard & Business Park (1 mile west of Ham): one bay, aisle or car park row at a time.

What to look for in a quote

  • Who will actually carry out the work
  • What site paperwork they can supply
  • Whether old or failed sealant will be cut out, not overlaid
  • What level of public liability insurance do they hold?

Traffic, movement and joints around Ham

At least three named trading, business or retail sites lie within about 3 miles of Ham. Their warehouses, yards and car parks are exactly where joints take the most punishment. Few London car parks or loading bays can be taken out of use for more than a short spell, which is why we work a few bays at a time.

University campuses such as St Mary's University (1 mile west of Ham) have car parks, paved walkways and building elevations with movement joints. Hospital campuses such as Cassel Hospital (to the south of Ham) grow in stages, leaving movement joints wherever new blocks meet old.

Ham is about 1 mile south-east of Twickenham, in Greater London. Ham sits inside our coverage and the rest of Greater London, with the same fixed quotes and 12-month guarantee as everywhere else. Across Greater London, 764 places are covered, including Ham. For work in that direction, see our London page.

We cover the TW10, KT2 and TW11 postcode districts for floor joints. For a building on New Road, Lock Road and Cave Road or nearby, we can quote for floor joints. Being close to the A307, Ham is straightforward for us to reach. Nearby places we also cover include Petersham (1 mile north), Eel Pie Island (1 mile north-west), Strawberry Hill (1 mile west), Teddington (1 mile south-west) and Richmond (1 mile north) for floor joints. Further afield, our area takes in London (10 miles north-east), City of Westminster (9 miles north-east), Marylebone (9 miles north-east), Kensington (6 miles north-east), St Pancras (10 miles north-east) and Shoreditch (12 miles north-east).

Local landmarks in Ham

Around Ham, our work takes us to commercial buildings near Grey Court School, The New Inn Public House and Sudbrook Park. For rail, the closest station is Teddington station, about 1.2 miles south-west. Nearby you’ll also find Eel Pie Island Museum (1.1 miles north-west) and Bentall Centre (1.6 miles south). For a walk, there’s Kew Gardens Lake and Richmond Hill.

Loading bays and dock areas

At loading bays, product choice has to suit the loads, the temperature and the wet. Curing times also have to fit around deliveries.

Semi-rigid joint fillers

A semi-rigid filler is stiff enough to hold the arrises up when wheels cross. They tolerate little movement, so they suit joints where most shrinkage has already happened.

How a job runs

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need, and we clear our waste as we work. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. You get a fixed quote with the product and the phasing set out.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. The area is handed back once it has cured enough to take traffic.

Before we start on site

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Start with the dock areas, where joints fail soonest
  • Photograph any joint that starts to chip
  • Stop forks and pallets being dragged across joints
  • Check joint lines on busy aisles regularly

On younger slabs, a fine line can open down one side of a filled joint as the concrete keeps shrinking. It is a known trait of new floors and a later top-up deals with it.

Joints are easiest to look after when someone checks them regularly. We can quote a programme that starts with the busiest areas so nothing is left to fail.

Ham: questions and answers

Do you cover business parks and estates near Ham, such as St. George's Industrial Estate?

Yes, sites like St. George's Industrial Estate are within our area, along with the rest of Ham. To start, just call the office on 01277 525 020 or email us with the unit, the joints involved and your access times.

Would you work within a site like Cassel Hospital?

Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Do you cover Ham?

Yes. Sites across Ham are covered, with one number for every area we cover.

Do you use semi-rigid filler or flexible sealant on floor joints?

There isn’t one answer for a whole floor. Where hard wheels cross, a semi-rigid filler is normally right and perimeter or movement joints need flexibility. You will see the choice for each area in the quote.

Can you phase floor joint work around operations?

In most cases, just the area being treated is coned off. Traffic returns to each zone once it has cured and the next zone follows.
