Diagnose, treat, sign off

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work usually takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need. Tell us who will meet us and how to get in at your building near Gartness. We’ll confirm the plan with the fixed quote.

  1. We agree the traffic routes and phasing with your site team.
  2. We point out joints whose edges need repairing first.
  3. Failed material and debris are removed and the joint cleaned.
  4. We fill the joints with the agreed product, finished level.
  5. You get a time for each zone to reopen.

Preparing the site

  • Confirm the product named in the specification
  • Arrange parking or a loading space
  • Move anything stored against the joints

Advice

After the work

For the best life from the joints:

  • Photograph any joint that starts to chip
  • Expect fillers on young slabs to need a top-up
  • Keep trucks off new joints until we say they’re ready
  • Let us know what the floor is cleaned with

A routine walk of the busiest aisles shows how the joints are holding up. Look for separation down one side, new chips in the arris and debris gathering and keep photos so changes are easy to compare.

Every vehicle on a busy aisle hits a damaged joint. Sorting it early looks after your equipment as well as the slab.

How the job changes by surface

Forklift and pallet-truck routes

Joints on busy routes need a fill that sits flush and resists impact. Wheel type and traffic level steer the product choice.

Loading bays and dock areas

Loading bays combine the heaviest turning loads with wet tyres and cold air from open doors. These are often the first joints on site to break down, so they are often the place to start.

Your questions answered

Would you work within a site like Wester Moffat Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Is Gartness off your patch?

No. Small places get the same service as large ones. We cover the whole of Scotland. Where we can, we group nearby jobs to make the most of each trip.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

How long does a typical visit take?

That varies with the scale of the job, though a typical visit normally takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need. For bigger or phased jobs, we will set out a timescale with the quote.

Are you CHAS accredited?

Yes. We are CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Does weather matter for sealant work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Can you fill joints where the arrises have spalled?

We check the edges as part of the survey. Where they have broken away, we will tell you before quoting the filling, so nothing is filled that won’t hold.

Cost factors for floor joints

What shapes the price:

  • Specialist products, such as fire-rated or hygienic sealants
  • The site’s rules and procedures
  • Whether old sealant has to be cut out first
  • Quantities, in metres or numbers

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Details that help us quote

However big the job, the same details help:

  • Anything awkward about access or site hours
  • Drawings or a marked-up plan, if available
  • Asbestos survey details if the building is older
  • When you need the work done

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Joints that move: notes for Gartness

Gartness has at least three named business or industrial parks inside a 3-mile radius. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest. The east of Scotland, where Gartness is, gets less rain than the west. Cold winters and gritting are hard on any yard or deck joint left open. Sealing them before winter limits the damage.

Schools such as Airdrie Academy have movement joints in their walls and floors that are easy to overlook. Phasing is what makes joint work possible on busy sites such as Brownsburn Industrial Estate (0.9 miles west of Gartness): one bay, aisle or car park row at a time. For an occupier at a site such as Chapelhall Industrial Estate, 0.5 miles to the south-west of Gartness, the joints at loading doors and dock levellers usually see the hardest wear.

Gartness is about 1 mile south-east of Airdrie, in North Lanarkshire. Across the ML6 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 100 places in North Lanarkshire, from busy centres to rural villages. There’s a separate page for Glasgow, roughly 13 miles from Gartness.

We cover the ML6 postcode districts. If your site is on Moffathill and Bowhousebrae Road or close by, we can quote for floor joints. We also cover Moffat Mills (1 mile north-east), Chapelhall (1 mile south), Calderbank (1 mile south-west), Airdrie (1 mile north-west) and Plains (2 miles north). Further afield, our area takes in Motherwell (4 miles south), Cumbernauld (7 miles north), Coatbridge (3 miles west), Wishaw (5 miles south), Bellshill (4 miles south-west) and Kilsyth (10 miles north-west).

What’s near Gartness

The nearest railway station is Drumgelloch station, about 0.9 miles north. A little further out are Airdrie Museum (1.7 miles north-west) and Wester Moffat Hospital (0.9 miles north).

What happens if it’s left?

Dirt and spillage gather in open joints where scrubber-driers can’t get it out. Where the floor is on show or needs to be kept clean, that is a problem. Flush, filled joints leave nothing for cleaners to dig out. Renewing every failing joint on one visit is the sensible approach for a place like Gartness. Send photos and we’ll quote for everything together.

A quote for floor joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

Why us?

  • 12-month guarantee on workmanship
  • Over 20 years of commercial sealing
  • Specification-led, product-correct work
  • CSCS-carded applicators

When to bring in a specialist

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
