About our floor joint sealing in Eastfields
Before quoting, we look at what the floor is telling us: how wide the joints are, signs of ongoing movement, the wheel types crossing them and the state of the arrises. That tells us whether semi-rigid filler or flexible sealant suits each run, area by area where it needs to be. If you have unfilled floor joints collecting dirt and grit and old filler gone hard, cracked or loose, we can help, on joints along racking aisles, forklift and pallet-truck routes and retail and showroom floors alike. A single leaking joint is often how a building in Eastfields first comes to us: we look at the rest while we are there and tell you what we find.
London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In Eastfields, as everywhere in London, access, loading and the ULEZ all come into the plan.
Work we carry out in Greater London comes with a 12-month guarantee. Should something we installed fail, ring 01277 525 020 or send details through our quote form and we will come back to it.

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.
Floor joint sealing in Eastfields: the local picture
London car parks, loading bays and podium decks often can’t close for long, so we seal in sections and hand areas back as each cures. At least three named trading, business or retail sites lie within about 3 miles of Eastfields. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.
Hospitals like The Wilson Hospital, 0.8 miles south-west of Eastfields, have multi-storey or surface car parks whose joints carry vehicles round the clock. Retail centres such as Priory Retail Park (to the north-west of Eastfields) have floors, service yards and car parks with joints under constant traffic. For an occupier at a site such as Mitcham Industrial Estate, less than half a mile north of Eastfields, the joints at loading doors and dock levellers usually see the hardest wear.
Eastfields is about 3 miles south-east of Wimbledon, in Greater London. Any commercial site in Eastfields is covered. Our Greater London coverage takes in 764 places, large and small. We also cover London, some 7 miles away.

Why deal with it now?
Open joints are where dirt collects, out of reach of the floor cleaner. Where the floor is on show or needs to be kept clean, that is a problem. Filled joints are far simpler to keep clean. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.
A quote for floor joints depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

Our process
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work normally takes a day for smaller units, with bigger warehouse floors programmed over several visits. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.
- We look at joint widths, edge condition and the traffic on each route.
- You get a fixed quote with the product and the phasing set out.
- Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
- Dust is extracted from the joint and primer applied where the manufacturer specifies it.
- Filler or sealant goes in to the right depth and is finished flush with the slab.
- We tell you when each zone can carry trucks again and move on to the next.
What we need from you
- Tell staff and tenants when we’ll be in
- Arrange parking or a loading space
- Send any specification or drawings in advance

Related advice
Different surfaces, different methods
Loading bays and dock areas
At loading bays, product choice has to suit the loads, the temperature and the wet. Phasing is planned around your delivery schedule.
Construction joints
Day joints vary, with or without armoured edges. We will tell you if the edges or any armouring look like they need attention before filling.

What sets the cost
The price varies from site to site. Expect it to depend on:
- Joint width, depth and condition
- How much there is to seal
- How much existing material needs removing
- How accessible the joints are
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.
What we need to price the job
The more we know, the firmer the quote. When you get in touch, include:
- Where the site is, with the postcode
- The product your specification calls for
- Anything awkward about access or site hours
- Any dates the work must fit around
We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, call 01277 525 020 or email us.
Site staff or a sealant specialist?
Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.
Common questions from Eastfields clients
Does your area include sites such as Mitcham Industrial Estate, near Eastfields?
Yes. Our area takes in Eastfields and its surroundings, with estates and business parks such as Mitcham Industrial Estate included. To start, just give us a call on 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.
Do you work in London buildings with loading restrictions?
Yes, most London buildings have access rules of some kind, and we plan around them. Share the building’s contractor rules and we’ll work to them. We allow for the ULEZ, which covers every borough
Do you repair broken joint edges?
A filler needs sound edges to grip. We’ll tell you if the joint edges need repairing first, so you can decide how to proceed.
How long do sealant joints last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
Do you have public liability insurance?
Yes. Our insurance certificate can be sent alongside the quote.
