How we handle floor joint sealing in Caring

We work on warehouse aisles, dock areas, factory floors, retail units and showrooms. Pricing depends on the length of joint, how worn the edges are and when we can get in, and the quote is fixed before we mobilise. The enquiries we see most involve filler that has parted from one face and flexible sealant torn out by wheels, on forklift and pallet-truck routes, construction joints and saw-cut induced joints. Looking for mastic applicators who cover Caring? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

Around smaller places such as Caring, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

Every job we finish is backed by a 12-month workmanship guarantee, in Caring as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Traffic, movement and joints around Caring

Caring is about 34 miles from central London. Warehousing clusters around the motorways that ring and radiate from London, and their floor joints take forklift and pallet-truck traffic all day. The South East is one of the drier parts of the UK. External joints still wait for dry conditions, while winter salting gets into any joint left open.

At places like Orchard Industrial Estate, 2 miles south-west of Caring, joints are sealed a section at a time so operations carry on. Hospital campuses such as KIMS Hospital, 2.6 miles north-west of Caring, grow in stages, leaving movement joints wherever new blocks meet old.

Caring is about 3 miles east of Maidstone, in Kent. We send applicators to Caring for floor joints. We work across 931 places in Kent, large and small. For work in that direction, see our London page.

Work on floor joints is covered throughout ME17, whatever the building. We cover commercial and managed buildings on Caring Lane and Caring Road. Nearby places we also cover include Otham (1 mile south-west), Bearsted (1 mile north-west), Langley (1 mile south), Langley Heath (1 mile south) and Willington (2 miles west) for floor joints. Further afield, our area takes in Maidstone (3 miles west), Ashford (14 miles south-east), Sittingbourne (9 miles north-east), Gravesend (15 miles north-west), Tonbridge (14 miles west) and Faversham (13 miles east).

Around Caring

Around Caring, our work takes us to commercial buildings near The Orchard Spot Public House. Caring’s nearest station is Bearsted station, about 1.5 miles north-west. Nearby you’ll also find The Mall Maidstone (3.1 miles west) and Laundry Museum (1.4 miles east). For a walk, there’s Detling Hill.

Owners, agents and contractors

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Questions about Caring

Is Caring too small for you to travel to?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Would you work within a site like KIMS Hospital?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

When can forklifts run over new joint filler?

Each product has its own cure time, and cold floors slow it down. Phasing is planned with that in mind.

Can you fill joints where the arrises have spalled?

We check the edges as part of the survey. Damaged edges are flagged up front so the filling isn’t wasted.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

Our process

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes anything from a day for one loading bay to several days for a large floor, split into phases, and our waste is bagged and taken away as we go. For a building around Caring, tell us how to find it and who will meet us. Add it to your enquiry and we will build it into the plan.

  1. We agree the traffic routes and phasing with your site team.
  2. We point out joints whose edges need repairing first.
  3. Failed material and debris are removed and the joint cleaned.
  4. The chosen filler or sealant goes in flush with the slab.
  5. Each area is handed back when ready for traffic.

Preparing the site

  • Arrange parking or a loading space
  • Tell us your opening times and when work is allowed
  • Warn occupants and staff about the work

What we’re called out for in Caring

An ageing filler or sealant can go brittle and split especially under daily scrubbing and traffic. At that point it neither holds the edges nor keeps debris out.

Most enquiries start with one or more of the following:

  • Saw-cut joints left open and packed with grit
  • Brittle joint filler breaking up
  • Joint fill separating from the concrete
  • Sealant pulled out along a truck route

For estates staff at a university like Canterbury Christ Church University, 3.8 miles to the east of Caring, building and paving joints are part of the planned maintenance list.

Questions to ask before you book

  • Can the work be phased to keep areas open?
  • Will RAMS and insurance details be available?
  • What level of public liability insurance do they hold?
  • How joint depth will be controlled

Questions to ask before you appoint anyone

General trades versus a specialist

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

What we can’t put right

Being straight saves everyone time. New sealant won’t cure:

  • Level or flatness problems across the floor
  • Structural cracking in the slab
  • Worn screed or surface finishes

If you’re not sure, just call the office on 01277 525 020 or send details through our quote form and we will give you a straight answer before you book.

What we seal

  • Retail and showroom floors
  • Saw-cut induced joints
  • Loading bays
  • Construction joints
  • Forklift and pallet-truck routes
  • Joints along racking aisles

Looking after the joints

Once the work is signed off, a little attention goes a long way:

  • Check joint lines on busy aisles regularly
  • Clear packed debris from open joints regularly
  • Hold traffic back until the product has cured
  • Record damaged joints with a photo and a location

Dragged forks and pallets gouge joints and edges alike. Even a well-filled joint can be damaged by steel scraping along it.

Edges tend to break slowly at first, then quickly. Each chip makes the drop deeper and the next impact harder so early treatment saves a lot of trouble.
