Floor joint sealing across Carfin

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What happens if it’s left?

Dirt and spillage gather in open joints where scrubber-driers can’t get it out. Where the floor is on show or needs to be kept clean, that is a problem. Filled joints are far simpler to keep clean. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

How we handle floor joint sealing in Carfin

We diagnose the floor first rather than guessing at a product: how wide the joints are, signs of ongoing movement, the wheel types crossing them and the state of the arrises. From that we choose between a semi-rigid filler and a more flexible sealant and the answer can differ from one zone to the next. Most enquiries involve soft sealant dragged out of trafficked joints and unfilled floor joints collecting dirt and grit, on joints along racking aisles, construction joints and saw-cut induced joints. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Carfin it comes down to the same thing: the right product in a properly prepared joint.

Weather windows decide external joint work around a place like Carfin: dry faces and the right temperature are essential. Inside slabs aren’t affected and can be scheduled around the occupier.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

Work for main contractors and building owners

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. Several sites can go on one quote, so there’s one set of paperwork to deal with.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Honest limits

Some faults sit outside our scope, and we say so rather than covering them up:

  • Slab panels that rock or move under load
  • A failing floor coating, which is a flooring contractor’s job
  • Level or flatness problems across the floor

Not sure which it is? You can speak to us on 01277 525 020 or use the quote form and we’ll tell you honestly.

Surfaces we seal

  • Forklift and pallet-truck routes
  • Construction joints
  • Joints along racking aisles
  • Retail and showroom floors
  • Saw-cut induced joints
  • Loading bays

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Maintenance after handover

After handover, a little attention goes a long way:

  • Hold traffic back until the product has cured
  • Treat loading bay joints first if they’re failing
  • Expect fillers on young slabs to need a top-up
  • Photograph any joint that starts to chip

Walk the main truck routes every few months and look along the joint lines. Look for separation down one side, new chips in the arris and debris gathering and keep photos so changes are easy to compare.

Joints are easiest to look after when someone checks them regularly. A phased plan, worst routes first, spreads the work out so nothing is left to fail.

Joints that move: notes for Carfin

Being in the east of Scotland, Carfin gets less rain than the west coast. Cold winters and gritting are hard on any yard or deck joint left open. Autumn is a sensible time to seal them. Less than 3 miles from Carfin there are at least three named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.

For a school such as Taylor High School, playground and building joints can be done in the holidays. Centres like Brandon Shopping Centre (to the south-west of Carfin) have mall floors and service decks whose joints carry steady traffic. Hospitals like University Hospital Wishaw, 2.1 miles to the south-east of Carfin, have multi-storey or surface car parks whose joints carry vehicles round the clock.

Carfin is about 1 mile north-east of Motherwell, in North Lanarkshire. Commercial clients in Carfin use us for work on floor joints. 100 places across North Lanarkshire fall within our area, including Carfin. Sites around Glasgow have their own page, about 13 miles away.

We take on floor joints across the ML1 postcode area, for business premises of every kind. We cover commercial and managed buildings on Ardbeg Road, Glen Ord Road and New Craig Road. Just outside Carfin, we also work in New Stevenston (1 mile north-west), Holytown (1 mile north), Newarthill (2 miles north-east), Cleland (2 miles east) and Biggar Road (2 miles east). Carfin: questions and answers

Will you take on work at estates like Orbiston Business Park, close to Carfin?

Yes. Our area takes in Carfin and its surroundings, with estates and business parks such as Orbiston Business Park included. A few photos and the unit address let us price the work.

Can you work on a hospital site such as University Hospital Wishaw?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

How long does a typical visit take?

That varies with the scale of the job, though a typical visit typically takes a day for smaller units, with bigger warehouse floors programmed over several visits. For bigger or phased jobs, we’ll set out a timescale with the quote.

What happens if the joint edges are damaged?

We check the edges as part of the survey. Where they have broken away, we will tell you before quoting the filling, so nothing is filled that won’t hold.

How long before trucks can use the joints?

Cure times vary with the product and how cold the slab is. We’ll give you a time for each zone when we agree the phasing.

Can the warehouse stay open while you work?

In the majority of cases, just the area being treated is coned off. Each zone reopens when the product can take traffic, then we move to the next.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Our process

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. Travel to smaller Scottish places like Carfin is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. You get a fixed quote with the product and the phasing set out.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Before we start on site

  • Tell staff and tenants when we’ll be in
  • Make sure the joints can be reached
  • Explain the parking and delivery arrangements

Ask for a quote

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.
