Floor joint sealing for Breasclete sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle floor joint sealing in Breasclete

Most industrial slabs are divided into panels with saw cuts and day joints, and every one of those joints is an exposed edge under hard wheels. Our job is to put the right filler or sealant into them for the loads and the movement they see so the edges are held up and debris can’t pack in. We work on saw-cut induced joints, forklift and pallet-truck routes and construction joints, and what we are called in for most is chipped and spalling edges along forklift routes and saw-cut joints left open and packed with grit. Searching for sealant specialists in Breasclete? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

For floor or movement joints around smaller places like Breasclete, we plan to finish in one visit where we can. Send photographs, joint widths and details of the traffic first.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

On site: what to expect

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Travel to smaller Scottish places like Breasclete is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. External joints need a dry spell as well.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. The area is handed back once it has cured enough to take traffic.

Signs you need floor joint sealing in Breasclete

Loading bay joints are exposed to wind, wet tyres and bigger temperature swings, as well as the tightest turning loads. That is normally where joint failure starts.

What tends to prompt an enquiry:

  • Chipped and spalling edges along forklift routes
  • Loading bay joints breaking down
  • Untidy open joints in a retail unit
  • Flexible sealant torn out by wheels

Around Breasclete, each joint gets a filler or sealant matched to what crosses it and how much it moves.

Our contractor checklist

What sets the cost

Each job is priced on its own details. The main factors are:

  • Backing rod, priming and other preparation
  • Distance, for remote addresses
  • How much existing material needs removing
  • Phasing around occupants

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

What we need to price the job

To price the job accurately, we need to understand the site. Useful things to include:

  • Any specification or named product
  • The asbestos register, for older buildings
  • The postcode of the building
  • How the joints are reached, and at what height

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.

Questions we are asked in Breasclete

Is Breasclete inside the area you cover, given it’s on an island?

Yes. Every Scottish council area is within our area, and that includes island locations such as Breasclete. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.

Must our site in Breasclete stop work while the joints are done?

Usually not: we work in sections and hand each one back once it has cured. The phasing plan comes with the quote.

Do you repair broken joint edges?

We check the edges as part of the survey. Damaged edges are flagged up front so the filling isn’t wasted.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

How long before trucks can use the joints?

Cure times vary with the product and the conditions. You’ll get a reopening time for each area when we agree the phasing.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

Do you use semi-rigid filler or flexible sealant on floor joints?

There isn’t one answer for a whole floor. Where hard wheels cross, a semi-rigid filler is usually right and perimeter or movement joints need flexibility. You’ll see the choice for each area in the quote.

Honest limits

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Joint edges that have already broken away, which need repairing before filling (we’ll tell you if so)
  • Damaged or worn floor coatings and screeds
  • Level or flatness problems across the floor

If you’re not sure, just call the office on 01277 525 020 or email us and we will give you a straight answer before you book.

Surfaces we seal

  • Retail and showroom floors
  • Saw-cut induced joints
  • Construction joints
  • Loading bays
  • Forklift and pallet-truck routes
  • Joints along racking aisles

What happens if it’s left?

A floor coating laid over open joints soon cracks along the joint lines. Joints need their own treatment before or alongside any coating work. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.

The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.

When to bring in a specialist

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Joints that move: notes for Breasclete

The sea is no more than about 1 mile from Breasclete. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, and edges left open tend to break up faster. Being on an island, Breasclete means planning around ferry times as well as the weather. Joint widths, lengths and the traffic over them help us bring the right fillers and sealants.

A joint near Breasclete that has lost its sealant lets in water and grit, and the edges suffer next; we will tell you if the edges need repairing first.
