Floor joint sealing in Annbank, done properly
A working floor can rarely be closed for days on end, so we phase the work aisle by aisle or bay by bay. Tell us your site hours and access windows and we will plan around them, with goods still moving in the areas we aren’t in. Site teams most often ask us about untidy open joints in a retail unit and failing joints at loading bays and dock doors, on retail and showroom floors, loading bays and joints along racking aisles. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Annbank, preparation and product choice get the time they need.
For floor or movement joints around smaller places like Annbank, we plan to finish in one visit where we can. Send photographs, joint widths and details of the traffic first.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Leave it or put it right?
Dirt and spillage gather in open joints where scrubber-driers can’t get it out. In shops, showrooms and clean production areas that matters for hygiene and appearance. Flush, filled joints leave nothing for cleaners to dig out. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Annbank, a repair visit takes planning, so it’s better to act early.
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.

What we can’t put right
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:
- A failing floor coating, which is a flooring contractor’s job
- Wide or random cracking that suggests a structural issue
- A floor that is out of level for the racking or trucks
If in doubt, give us a call on 01277 525 020 or send photos by email and we’ll say what we think.
What we seal
- Retail and showroom floors
- Saw-cut induced joints
- Joints along racking aisles
- Loading bays
- Forklift and pallet-truck routes
- Construction joints
Keeping the joints sound
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:
- Record damaged joints with a photo and a location
- Tell us about strong cleaning chemicals before we quote
- Allow for topping up joints as a new slab settles
- Walk the main routes and inspect joint lines on a regular cycle
Problems inside the 12-month guarantee period are ours to put right. Beyond that, an inspection once or twice a year catches failing joints early.
Edges tend to break slowly at first, then quickly. Each chip makes the drop deeper and the next impact harder so early treatment saves a lot of trouble.
Site staff or a sealant specialist?
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
How a job runs
In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed before we move to the next. Travel to smaller Scottish places like Annbank is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. External joints need a dry spell as well.
- A floor survey records every joint, its edges and what crosses it.
- The treatment and the zones are set out in a fixed quote.
- Each joint is cut or routed back to clean, sound concrete.
- We extract the dust and prime the faces if the product needs it.
- Filler or sealant is placed to depth and finished flush.
- Zones reopen once cured and the work moves on.
Getting the site ready
- Tell us your opening times and when work is allowed
- Send asbestos survey details if the building is pre-2000
- Send any specification or drawings in advance

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Share whatever details you have and we’ll fill any gaps with a visit.
Advice

Common problems we fix in Annbank
A slab keeps shrinking for a long time after it is cast, and the saw cuts are there so it cracks in straight, controlled lines. As the panels contract, the joints widen, and a filler placed early can part company with one face.
Common reasons buildings call us in:
- Untidy open joints in a retail unit
- Dock area joints that have failed first
- Old filler gone hard, cracked or loose
- Unfilled floor joints collecting dirt and grit
Schools like Drumley House School often have long brick elevations with movement joints that age quietly.
What to look for in a quote
- Their approach to joint depth and backing
- Will RAMS and insurance details be available?
- Do they follow the manufacturer’s priming guidance?
- Which product they’ll use, and why it suits the joint

Questions we’re asked in Annbank
Is Annbank off your patch?
No. Places such as Annbank are covered as much as the big towns. We work across every Scottish council area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Can you work at a site such as Heathfield Retail Park, by Annbank?
Yes, sites like Heathfield Retail Park are within our area, along with the rest of Annbank. Send details of the unit and the work through our quote form for a quick quote.
Should floor joints be filled or sealed?
There isn’t one answer for a whole floor. Hard wheels need edge support, which points to a semi-rigid filler and perimeter or movement joints need flexibility. You will see the choice for each area in the quote.
How long do sealant joints last?
Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.
What if there’s asbestos in the old mastic?
The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.
What happens if the joint edges are damaged?
A filler needs sound edges to grip. We’ll tell you if the joint edges need repairing first and set out how that affects the job.
Do you seal on top of existing sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
