Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping for commercial buildings in West Side

Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls. Those on your schedule are closed with the specified product. Most enquiries involve unsealed penetrations discovered above suspended ceilings and penetration schedules that need working through, on joints between fire-resisting walls and floors, service gaps in risers and pipe penetrations. Looking for mastic applicators who cover West Side? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Around smaller places such as West Side, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

What sets the cost

What shapes the price:

  • Whether old sealant has to be cut out first
  • Which sealant the job calls for
  • The size and state of each joint
  • Quantities, in metres or numbers

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

What we need to price the job

However big the job, these details speed things up:

  • The site address and postcode
  • Approximate linear metres or a joint schedule
  • Whether an asbestos survey exists
  • Anything awkward about access or site hours

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. To get it moving, call 01277 525 020 or send details through our quote form.

West Side: questions and answers

How do the Scottish rules apply to fire-rated sealing in West Side?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. Design sits with the designer and the verifier; installation to the tested detail is our part.

Is West Side inside the area you cover, given it’s on an island?

Yes. We work across every Scottish council area, and that includes island locations such as West Side. We group island work where we can and plan around the crossings.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

When can the area be used after sealing?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Compartment walls and floors in West Side

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. We install fire-rated sealant to that tested detail where it is specified. Island jobs, West Side among them, are planned around the ferry and the forecast. With the specification and photos of the openings, the right fire-rated products travel with us.

Buildings near West Side get the fire-rated product that’s specified, installed to its tested detail. Where a unit on an estate such as Barvas Industrial Estate (under half a mile south-east of West Side), has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail.

West Side is about 11 miles north-west of Stornoway, in Na h-Eileanan Siar. We cover West Side, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 87 places in Na h-Eileanan Siar, from busy centres to rural villages.

Business premises anywhere in HS2 are within our area. Streets here include Gleann Mor, Heatherhill and Sraid na Loch. Sites close to West Side are covered too, including Barabhas (1 mile north-west), Bragar (4 miles west), Shader (4 miles north-east), Borgh (6 miles north-east) and Shawbost (7 miles west). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Brief every trade that openings they make must be sealed
  • Treat an open penetration as a priority repair
  • Check risers and ceiling voids after each round of works
  • Keep product data and details in the fire safety file

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original unless the designer specifies otherwise.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match, which saves guesswork.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. For work around West Side, we aim for one trip, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Getting the site ready

  • Confirm the product named in the specification
  • Explain the parking and delivery arrangements
  • Agree which areas must stay open

When it isn’t the sealant

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Issuing fire ratings or certificates for seals
  • Walls or floors that aren’t fire-resisting to begin with
  • Openings that need collars, wraps, batts or boards rather than sealant

If in doubt, call 01277 525 020 or send details through our quote form and we’ll say what we think.

Surfaces we seal

  • Cable penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers
  • Pipe penetrations

For managing agents and facilities managers
