Fire stopping near Town Row

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

About our fire stopping in Town Row

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail rather than guesswork. If you are dealing with hidden openings found during inspections and fire-rated sealant that has cracked or shrunk back, we can put it right, on cable penetrations, pipe penetrations and small duct penetrations where the tested detail allows alike. Whoever orders the work in Town Row, the brief is usually the same: a clear scope, tidy work and joints that don’t fail again.

For a smaller site near Town Row, we plan to do all the penetrations in one go, so send the specification and photographs first. Design and sign-off belong to the designer or building control; we install what’s specified.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Building owners, agents and FMs in Town Row

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

What happens if it’s left?

Inspections and handover checks often pick up fire stopping. Late discoveries can delay handover while openings are reopened and resealed which is why earlier is better. Older rural buildings around Town Row move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What you get with us

When something else is needed

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Gaps in walls that were never built as compartment walls
  • Issuing fire ratings or certificates for seals

If you are not sure, just give us a call on 01277 525 020 or use the quote form and we’ll give you a straight answer before you book.

Where we work in Town Row

  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Linear gaps at wall heads
  • Service gaps in risers

Common problems we fix in Town Row

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Movement in the frame or slab can open the joint. The tested detail for a linear joint states the width and movement it covers.

If one of these sounds familiar, it’s time for a closer look:

  • Improvised or mixed-product fire seals
  • Fire-rated sealant that has cracked or shrunk back
  • Expanding foam used as fire stopping
  • Unsealed openings around new pipes and cables

Halls and meeting rooms at places like The Parish Church of St Denys sometimes gain new services, and any compartment wall crossed needs the specified seal.

What to look for in a quote

  • Will CSCS-carded applicators be on site?
  • What site paperwork they can supply
  • Do they follow the manufacturer’s priming guidance?
  • How the existing material will be dealt with

How to choose a sealant contractor

Our process

Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. For work around Town Row, we aim to finish in one visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned first.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. We tell you about openings that need a different product.

What we need from you

  • Make sure the joints can be reached
  • Share your working hours and any access restrictions
  • Tell us what induction or permit system the site runs

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls; the gaps need the specified seal. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Either way, we install the specified product to its tested detail.

Wherever services are added at a hospital such as Crowborough War Memorial Hospital, 3.3 miles west of Town Row, the compartment line has to be made good with the specified product. FAQs: Town Row

What happens to BS 476 references for fire stopping in Town Row?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Is hospital work, at somewhere like Crowborough War Memorial Hospital, something you do?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Is the work guaranteed?

Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

Are you CHAS accredited?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
