Need fire stopping in Thornton?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Fire stopping in Thornton, done properly

Opened ceilings and riser doors often reveal service openings nobody sealed. Where the walls and floors already have a fire-stopping specification, we can work to it using the product and detail it sets out. Where there isn’t one, the designer or fire engineer needs to set one first. If you have head-of-wall gaps with no fire seal and unsealed penetrations discovered above suspended ceilings, we can put it right, on linear gaps at wall heads, small duct penetrations where the tested detail allows and service gaps in risers alike. Searching for sealant specialists in Thornton? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Refurbishments in small hotels, schools and care homes around places like Thornton can leave gaps around new services. We fit the specified fire-rated sealant as its published detail shows and raise it if another product is needed.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Doing it in-house

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Work for main contractors and building owners

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

FAQs: Thornton

Is Thornton too far out for you?

No. Places such as Thornton are covered as much as the big towns. We cover the whole of Scotland. Where we can, we group nearby jobs to make the most of each trip.

Can you work at a site such as Eastfield Industrial Estate, by Thornton?

Yes. Estates, retail parks and business parks around Thornton, Eastfield Industrial Estate among them, are all within reach. A few photographs and the unit address let us price the work.

Do you approve fire stopping for building control?

No. Sign-off isn’t ours to give, and we don’t hold a third-party installer certificate. We work to the specification and the manufacturer’s installation guidance.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

What does an EI 60 rating mean?

BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Classification follows BS EN 13501-2. The rating applies to the product as tested.

Surface by surface

Linear joints

Head-of-wall joints often have to absorb slab deflection. The specified product and backing for that movement are what goes in, along the full length of the run.

Plastic pipes

Waste and drainage pipes through floors are a frequent case. Whether sealant alone is acceptable depends entirely on the tested detail, and we won’t substitute it for a specified collar.

Aftercare for building managers

Regular inspection catches problems early. Specifically:

  • Agree the fire-stopping specification before services go in
  • Don’t let anyone top up a fire seal with the wrong product
  • Get seals inspected before ceilings and boxing close
  • Flag new cables with no seal around them

Never top up a fire seal with foam, ordinary silicone or filler. A repair should use the original product, installed the same way, or a new specification from the designer.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. Then the seal goes in while the area is open, not months later.

Service penetrations in Thornton buildings

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with proprietary products, intumescent ones included, tested for their end use. We install what’s specified, to the product’s tested detail.

Colleges such as Fife College - Stenton Campus (1.9 miles north-west of Thornton) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. Tenant changes at centres like Kingdom Shopping Centre, 2.4 miles north-west of Thornton, often mean new services through walls between units.

Thornton is about 2 miles south-east of Glenrothes, in Fife. Businesses, contractors and managing agents in Thornton use us for work on service penetrations. We work across 132 places in Fife, large and small. Our Edinburgh page has more on work in that area (15 miles or so).

Work on service penetrations is covered throughout KY1. For a building on Main Street, Station Road and Park Place or nearby, send details and we’ll quote for service penetrations. If your building is just outside Thornton, we cover Strathore (1 mile west), Coaltown of Balgonie (2 miles north-east), Glenrothes (2 miles north-west), Dysart (3 miles south) and Kirkcaldy (3 miles south). A short drive away, we cover Dunfermline (13 miles south-west), Leven (6 miles north-east), Cowdenbeath (9 miles south-west), Dalgety Bay (12 miles south-west), Cupar (12 miles north-east) and Rosyth (14 miles south-west).

Common problems we fix in Thornton

Most open service penetrations are left by later work. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Over a few years of fit-outs, a wall can collect a lot of these.

If one of these sounds familiar, it’s time for a closer look:

  • Open linear gaps along the top of fire-resisting walls
  • Old intumescent sealant that has split away
  • Fire stopping installed outside its tested range
  • Expanding foam used as fire stopping

For a unit at a site such as Eastfield Industrial Estate (1.5 miles north of Thornton), new power or data runs between office and warehouse can breach a compartment wall.

Before you book anyone

  • Whether primer will be used where the manufacturer specifies it
  • What level of public liability insurance do they hold?
  • How joint depth will be controlled
  • Are they CHAS accredited or on Constructionline?

Choosing a commercial sealant contractor

Diagnose, treat, sign off

On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself usually taking anything from one day to a planned run of visits, depending on the number of seals and the access. Tell us who will meet us and how to get in at your building near Thornton. We’ll confirm the plan with the fixed quote.

  1. We start with your penetration schedule, drawings or specification.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. We tell you about openings that need a different product.

Getting the site ready

  • Make sure the joints can be reached
  • Flag any permit to work we’ll need
