Penetration seals near The Willows

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail. The Willows is about 31 miles from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls, and the gaps need sealing with the specified product.

Schools such as Furneux Pelham Church of England School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards. Hospital estates such as Herts and Essex Hospital (to the south-east of The Willows) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail.

The Willows is about 5 miles north-west of Bishop's Stortford, in Hertfordshire. Our applicators travel to The Willows for work on service penetrations, handled exactly as we handle every other area. How we handle fire stopping in The Willows

A lot of fire-stopping work comes after M&E installation, a refit or a tenant fit-out. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, often unnoticed. Those on your schedule are closed with the specified product. If you have service penetrations left open after M&E works and damaged fire seals in risers and voids, we can put it right. A specialist sealant contractor works differently from a general builder: on jobs in The Willows, preparation and product choice get the time they need.

Barn and farm-building conversions near places like The Willows often combine new partitions with old walls. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Common problems we fix in The Willows

Most open service penetrations are left by later work. New cabling, rerouted pipework or a data route drilled through a riser can leave the hole behind. Over a few years of fit-outs, a wall can collect a lot of these.

These are often picked up first by site or facilities staff:

  • Fire-stopping items raised at inspection or handover
  • Improvised or mixed-product fire seals
  • Expanding foam used as fire stopping
  • Service penetrations left open after M&E works

For a unit at a site such as Oaks Industrial Park, which lies north of The Willows, new power or data runs between office and warehouse can breach a compartment wall.

How to choose a sealant contractor

When something else is needed

Some faults sit outside our scope, and we say so rather than covering them up:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Walls or floors that aren’t fire-resisting to begin with
  • Deciding what a wall or floor needs, which belongs to the designer

If you are not sure, just phone 01277 525 020 or email the details over and we will give you a straight answer.

What we seal

  • Linear gaps at wall heads
  • Service gaps in risers
  • Cable penetrations
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows

On site: what to expect

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For a building around The Willows, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Getting the site ready

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

The Willows: questions and answers

Is Oaks Industrial Park, near The Willows, within your area?

Yes. Estates, retail parks and business parks around The Willows, Oaks Industrial Park among them, are all within reach. A few photos and the unit address let us price the work.

Is The Willows too far out for you?

No. Places such as The Willows are covered as much as the big towns. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.

How long does a typical visit take?

The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.

When is resealing likely to be due?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Do the same rules apply to fire stopping in Scotland?

Our area runs from Greater London and the South East to every part of Scotland. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, using products tested for their end use.

Is the BS 476 change in 2029 relevant to fire stopping?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, with transitional arrangements set by the Government. The European route, BS EN 13501-2, then applies. Your designer will choose products with the right evidence.

Will you come and look before quoting?

It depends on the job. Simple work can often be priced from photos, and bigger or more complex jobs normally get a visit.

What sets the cost

What shapes the price:

  • Induction, permit and paperwork requirements
  • Any access equipment needed
  • Working within restricted access windows
  • Distance, for remote addresses

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Before you send an enquiry

It doesn’t need to be a full survey. These details are enough to start:

  • Where the site is, with the postcode
  • Whether an asbestos survey exists
  • Specification clauses that apply
  • Access details, including height

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, ring 01277 525 020 or email drawings and photos.

Why act early in The Willows

Open service penetrations matter on ordinary days, not just in a fire: they also carry noise, draughts and smells between rooms. Sealing them to the specified detail deals with the fire risk first, and the other benefits follow. Older rural buildings around The Willows move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

A quote for service penetrations depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.
