How we handle fire stopping in Uppend
For main contractors, our fire stopping package slots in after the M&E trades have finished in an area. We work from your penetration schedule or marked-up drawings and the specified product data. Tell us what records you need and we’ll confirm with the quote. We work on joints between fire-resisting walls and floors, pipe penetrations and small duct penetrations where the tested detail allows, and the failures we are asked to look at most are service penetrations left open after M&E works and unsealed penetrations discovered above suspended ceilings. Looking for mastic applicators who cover Uppend? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
For a smaller site near Uppend, we plan to do all the penetrations in one go, with the specification and photos sent in advance. Design and sign-off belong to the designer or building control; we install what’s specified.
Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

Site staff or a sealant specialist?
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
FAQs: Uppend
Can you work at a site such as Oaks Industrial Park, by Uppend?
Yes. Our area takes in Uppend and its surroundings, with estates and business parks such as Oaks Industrial Park included. Photos and a short description are enough for a first look.
Is a hospital such as Herts and Essex Hospital somewhere you can work?
Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.
Can you follow the specification on our project?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.
What’s the quickest route to a quote?
There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.
Is BS 476 being phased out?
It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, subject to transitional arrangements. Scotland follows its own Technical Handbook.
Will you quote for a small job?
We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.
What do BS EN 1366-3 and BS EN 13501-2 mean?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Classification follows BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. The rating applies to the product as tested.
Signs you need fire stopping in Uppend
Most open service penetrations are left by later work. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser can leave the hole behind. Over a few years of fit-outs, a wall can collect a lot of these.
If one of these sounds familiar, it’s time for a closer look:
- Fire-rated sealant that has cracked or shrunk back
- Expanding foam used as fire stopping
- Unsealed openings around new pipes and cables
- Open linear gaps along the top of fire-resisting walls
On estates like Oaks Industrial Park, 2 miles to the north-west of Uppend, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal.

When it isn’t the sealant
Honesty saves time and money. New sealant won’t cure:
- Approving the work on behalf of building control
- Plastic pipes whose detail calls for a collar or wrap
- Gaps in walls that were never built as compartment walls
If you’re not sure, just speak to us on 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.
Joints and surfaces we work on
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Pipe penetrations
- Linear gaps at wall heads
- Service gaps in risers
- Joints between fire-resisting walls and floors
Surface by surface
Cables and cable bundles
Data cabling added after handover is a regular cause of open service penetrations. Openings around new cables are resealed to the detail.
Small ducts
Some fire-rated sealant details cover small ducts. Bigger ducts and fire-resisting ductwork are normally handled with other products and we flag that rather than guess.
From enquiry to sign-off
Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Jobs in and around smaller places like Uppend are normally planned as a single visit, so photos and measurements up front really help. That way the right products come on the day.
- The specification and schedule come first, so we know which details apply.
- We plan the sequence of floors, risers and voids with you.
- Each opening is checked for wall or floor type, service, gap and depth.
- Foam, ordinary sealant and debris come out so the seal starts clean.
- The specified backing and sealant go in to depth and are finished neatly.
- Anything outside the detail is reported to you rather than sealed.
What we need from you
- Tell us what induction or permit system the site runs
- Share your working hours and any access restrictions
- Make sure the joints can be reached

Advice
Service penetrations in Uppend buildings
In England, Approved Document B covers fire stopping of openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Uppend is about 30 miles from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls.
In a school such as Farnham Church of England Primary School, fire-rated sealant goes in around service penetrations where it is specified. Wherever services are added at a hospital such as Herts and Essex Hospital (3.9 miles south-east of Uppend) the compartment line has to be made good with the specified product.
Uppend is about 3 miles north of Bishop's Stortford, in Essex. Businesses, contractors and managing agents in Uppend use us for work on service penetrations, as part of our coverage of Essex. We work across 644 places in Essex, from busy centres to rural villages. Sites around London have their own page, roughly 30 miles from Uppend.
Work on service penetrations is covered throughout CM23, whatever the building. Just outside Uppend, we also work in Mount Pleasant (1 mile north-east), Farnham (1 mile south), Manuden (1 mile east), The Willows (2 miles north-west) and Stocking Pelham (2 miles north-west). Nearby towns on our patch include Harlow (10 miles south), Saffron Walden (9 miles north-east), Great Dunmow (10 miles east), Epping (15 miles south), Stansted Mountfitchet (3 miles east) and Newhall (10 miles south).
Landmarks near Uppend
Uppend’s nearest station is Stansted Mountfitchet station, roughly 2.9 miles east. A little further out are Moated mound (2.2 miles south-west) and Herts and Essex Hospital (3.9 miles south-east). Not far away are Aubrey Buxton Nature Reserve.
What happens if it’s left?
An unsealed opening affects more than fire safety: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these and the building feels the difference. Around Uppend, it’s better to renew all the failing joints at once. Send photos of each area and we will quote for the lot.
We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.
