Construction mastic in The Willows, done properly

Getting a subcontractor through site induction should be simple. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We work on brick and block movement joints, window and door perimeters and floor and skirting junctions, and what we’re called in for most is early adhesion failures on new external joints and perimeter gaps outside the sealant’s range. Most enquiries from The Willows start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In the countryside around places like The Willows, conversion schemes put new frames into old stone, flint, brick or timber. A product that grips an irregular face, with a colour that suits the building’s character, is usually what’s needed.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

How a job runs

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes as long as the agreed sequence needs, which comes down to joint lengths, access and handover dates, and we clear our waste as we work. For work around The Willows, we aim to finish in one visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. Drawings, specification and programme come to us.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Each area is sealed when it’s released.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

Getting the site ready

  • Tell us what induction or permit system the site runs
  • Clear stock, furniture or equipment away from the joints
  • Send asbestos survey details if the building is pre-2000

What the job involves on each surface

Snagging before handover

Snags typically come from damage by following trades, missed joints or poor earlier work. Snagging can be included or priced separately, depending on what suits the programme.

Internal decorators’ caulk

Acrylic caulk fills internal gaps around trims, boards and frames ahead of decorating. It’s paintable and suits gaps that don’t move.

What happens if it’s left?

Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. Sound frames often need only a new perimeter seal, which is a much smaller cost. We will say so if a frame itself is the problem. Converted and older buildings near places like The Willows tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Sites in The Willows can sit alongside others in a wider programme across Hertfordshire.

Sites and facades in and around The Willows

The Willows lies roughly 31 miles out from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, so mastic packages have to keep pace with busy programmes. The South East is one of the drier parts of the UK. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so external mastic is timed for workable conditions and agreed with the site manager.

School extensions, at buildings such as Furneux Pelham Church of England School, typically run to the summer holidays, mastic included. Hospital estates such as Herts and Essex Hospital (to the south-east of The Willows) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. When units on a site such as Oaks Industrial Park (to the north of The Willows) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

The Willows is about 5 miles north-west of Bishop's Stortford, in Hertfordshire. We send applicators to The Willows for mastic packages. Our Hertfordshire coverage takes in 371 places, large and small. For work in that direction, see our London page.

Questions about The Willows

Would you work within a site like Herts and Essex Hospital?

Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Will you take on work at estates like Oaks Industrial Park, close to The Willows?

Yes. We cover The Willows and the area around it, including industrial estates, business parks and retail parks such as Oaks Industrial Park. To start, just phone 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.

Do you seal on top of existing sealant?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

How long before the joints can be used?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

What joints do you seal on a new build?

Inside and out: frame perimeters, movement joints, caulk where called for, sanitary and kitchens in one fixed quote.

How long does a job like this take?

That varies with the scale of the job, though a typical visit normally takes a few days on a modest refurbishment and longer on multi-plot or multi-storey schemes. For bigger or phased jobs, we’ll set out a timescale with the quote.

When it isn’t the sealant

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Faulty frames rather than failed sealant
  • Designing joint widths or choosing the specification (that sits with the designer)
  • Frame gaps too wide for sealant, which the installer needs to correct

If you are not sure, just call the office on 01277 525 020 or use the quote form and we will give you a straight answer.

Joints and surfaces we work on

  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Sanitary and kitchen joints
  • Cladding and panel joints
  • Brick and block movement joints
  • Window and door perimeters

Looking after the joints

Problems stay small when the joints are checked regularly. Specifically:

  • Ask for joint and product checks before the package is urgent
  • Brief the final clean team to avoid blades near sealant
  • Note which sealant went where at handover
  • Brief following trades on areas that have been sealed

Expect some settlement in the first months. The right product in each joint copes with that, but caulk in a joint that moves more than expected may crack. We can advise if a joint needs a different product.

One unsealed frame can let water into finished internal areas. That typically means redoing finishes in a completed area. Checking perimeters before internal finishes go on avoids it.
