Fire stopping in The Mint

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Why act early in The Mint

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is usually a modest job when the openings are accessible. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Older rural buildings around The Mint move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Why appoint us

  • A fixed quote before work starts
  • Sealing commercial buildings since 2005
  • Failed material removed, not covered up
  • Products installed to the manufacturer’s instructions

Fire stopping in The Mint, done properly

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. We work to the product’s tested detail for every seal rather than guesswork. We work on linear gaps at wall heads, service gaps in risers and pipe penetrations, and the failures we are asked to look at most are openings found when ceilings come down for a refit and unsealed openings around new pipes and cables. One point of contact handles commercial sealant work in The Mint from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Rural conversions around The Mint can put new fire-resisting partitions inside older structures. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Common questions from The Mint clients

Would you work within a site like Chase Community Hospital?

Yes, provided the work is planned with the site’s estates team. Work is phased so departments keep running, under the site’s own rules.

Is a smaller place like The Mint outside your area?

No. Small places get the same service as large ones. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Do you guarantee your work?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

What about RAMS and site documents?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

On site: what to expect

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence, and we clear our waste as we work. Jobs in and around smaller places like The Mint are typically planned as a single visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. First we go through the drawings, schedule or specification for the seals.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Preparing the site

  • Send any specification or drawings in advance

How the job changes by surface

Risers and ceiling voids

Risers and ceiling voids hold most of a building’s service penetrations. Access to these areas is planned with you in advance, including keys, permits and any isolations.

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. We use the product and backing the detail names for that movement, along the full length of the run.

Fire stopping in The Mint: the local picture

The Mint lies roughly 46 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls. In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

Hospital estates such as Chase Community Hospital, 3.9 miles north of The Mint, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. In a school such as Liss Junior School, fire-rated sealant goes in around service penetrations where it is specified. Halls and meeting rooms at places like Hope Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

The Mint is about 4 miles north-east of Petersfield, in Hampshire. Businesses, contractors and managing agents in The Mint use us for work on service penetrations, as part of our coverage of Hampshire. Across Hampshire, 723 places are covered, The Mint among them. We also cover Portsmouth, some 19 miles away.

If you need fire stopping in GU33, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. Close to The Mint, our area also takes in Liss Forest (1 mile north-west), Liss (1 mile south-west), Rake (1 mile south-east), West Liss (1 mile south-west) and Hill Brow (1 mile south). When to bring in a specialist

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Fire doors, dampers or other fire safety equipment
  • Deciding what a wall or floor needs, which belongs to the designer
  • Walls or floors that aren’t fire-resisting to begin with

If you’re not sure, just call the office on 01277 525 020 or send details through our quote form and we’ll give you a straight answer.

Surfaces we seal

  • Service gaps in risers
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Cable penetrations

Aftercare for building managers

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Look above ceilings when tiles are lifted for other jobs
  • Flag new cables with no seal around them
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Leave fire sealant to cure fully before covering it

Never top up a fire seal with foam, ordinary silicone or filler. A repair should use the original product, installed the same way unless the designer specifies otherwise.

Regular walk-rounds of service areas are worth the time. Catching a damaged seal early keeps the fix small; found late, it can be one of many.
