Fire stopping for Stoke sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Fire stopping in Stoke, done properly

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail, not a rule of thumb. If you’re dealing with unsealed penetrations discovered above suspended ceilings and old intumescent sealant that has split away, we can help, on cable penetrations, joints between fire-resisting walls and floors and service gaps in risers alike. Facilities teams, main contractors and managing agents in Stoke tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Smaller places such as Stoke still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Owners, agents and contractors

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Cost factors for service penetrations

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Whether old sealant has to be cut out first
  • Backing rod, priming and other preparation
  • Phasing around occupants
  • Location, for remote and island sites

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

Sending details for a quote

Diagnosis starts before we arrive. Let us know:

  • The asbestos register, for older buildings
  • Any dates the work must fit around
  • Access details, including height
  • The type of building and who uses it

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to speak to us on 01277 525 020 or email the details over with what you know.

Fire stopping in Stoke: the local picture

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. At about 60 miles from central London, Stoke is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls, and the gaps need sealing with the specified product.

Schools such as St Mary Bourne Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards. Wherever services are added at a hospital such as Andover War Memorial Hospital, 4.6 miles south-west of Stoke, the compartment line has to be made good with the specified product.

Stoke is about 5 miles north-east of Andover, in Hampshire. Our applicators travel to Stoke for work on service penetrations. 723 places across Hampshire fall within our area, including Stoke. We also cover Reading, some 23 miles away.

We cover the SP11 postcode districts. For a building on Chapel Lane, Crabtree Lane and Stoke Hill or nearby, we can quote for service penetrations. Close to Stoke, our area also takes in Hurstbourne Tarrant (2 miles north-west), Little London (2 miles south-west), Ibthorpe (2 miles north-west), Smannell (2 miles south-west) and Upper Enham (2 miles south-west). Bigger towns within reach include Basingstoke (14 miles east), Winchester (15 miles south), Andover (5 miles south-west), Tadley (14 miles north-east), Hyde (14 miles south) and Popley (15 miles east).

Landmarks near Stoke

Locally, jobs take us to sites close to White Hart pub and the streets around them. The nearest railway station is Whitchurch (Hampshire) station, about 4.1 miles south-east of the centre. A little further out are Andover War Memorial Hospital (4.6 miles south-west) and Finkley Down Farm Museum (3.2 miles south-west). The countryside around Stoke includes Anton Lakes and Sidown Hill.

On site: what to expect

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Rural sites near Stoke may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned first.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

Surface by surface

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. The gap is measured at the widest point against the detail’s limits, and any that don’t are flagged.

Drylining partitions

Plasterboard partitions are tested as a specific construction. We check that the product’s detail covers that partition type and board thickness.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Writing the fire-stopping specification
  • Walls or floors that aren’t fire-resisting to begin with
  • Fire risk assessments, a job for a competent assessor

Not sure which it is? You can call the office on 01277 525 020 or send photos by email and we will tell you honestly.

Surfaces we seal

  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Service gaps in risers
  • Linear gaps at wall heads

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

FAQs: Stoke

Is a smaller place like Stoke outside your area?

Not at all. Stoke is within our area. We cover Greater London and the counties of the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Is hospital work, at somewhere like Andover War Memorial Hospital, something you do?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Which standards are fire seals tested to?

BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Classification follows BS EN 13501-2. That rating only holds when the product is installed to its tested detail.

Do you take on multi-site work?

Yes. Several buildings can share a single quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

How much does the work cost?

There isn’t a price list, because every site is different. With photographs or drawings, we can give you a fixed quote.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
