Fire stopping for Upper Enham sites

Fire stopping in Upper Enham, done properly

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, call the office on 01277 525 020 or use the quote form with the schedule or marked-up drawings and the specified product data. Tell us what records you need and we will confirm with the quote. If you are dealing with snag lists that include open service penetrations and unsealed penetrations discovered above suspended ceilings, we can put it right, on service gaps in risers, cable penetrations and pipe penetrations alike. Most enquiries from Upper Enham start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Smaller places such as Upper Enham still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

We sign every job off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Surface by surface

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. We reseal around them to the specified detail, and we tell you if the bundle exceeds what sealant covers.

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. The gap is measured at the widest point against the detail’s limits, and any that don’t are flagged.

For managing agents and facilities managers

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Jobs in and around smaller places like Upper Enham are normally planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Preparing the site

  • Clear stock, furniture or equipment away from the joints
  • Have the specification and drawings to hand
  • Warn occupants and staff about the work

Getting a fixed quote

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.

Advice

Site staff or a sealant specialist?

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Fire stopping around Upper Enham: what changes locally

For England, the fire stopping of penetrations is dealt with in Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail. Upper Enham is about 62 miles from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls, and the gaps need sealing with the specified product.

Older community buildings such as Saint George that have been rewired or given new heating can have service gaps through walls worth checking against the specification. At a college such as Andover College, 2.7 miles south of Upper Enham, checking penetration seals after summer M&E works is good practice. Schools such as Smannell and Enham Church of England (Aided) Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.

Upper Enham is about 3 miles north of Andover, in Hampshire. We cover Upper Enham and the rest of Hampshire, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our Hampshire coverage takes in 723 places, from busy centres to rural villages. For work in that direction, see our Southampton page, about 23 miles away.

Work on service penetrations is covered throughout SP11, for business premises of every kind. For a building on Dunhills Lane, Maccallum Road and Green Drove or nearby, send details and we’ll quote for service penetrations. Sites close to Upper Enham are covered too, including Enham Alamein (1 mile south), Little London (1 mile east), Smannell (1 mile south-east), Wildhern (1 mile north-west) and Knights Enham (1 mile south). Further afield, our area takes in Winchester (15 miles south-east), Andover (3 miles south), Hyde (14 miles south-east), Tidworth (8 miles west), Weeke (14 miles south-east) and Kempshott (14 miles east).

Common questions from Upper Enham clients

Is Upper Enham off your patch?

No. Places such as Upper Enham are covered as much as the big towns. We work across Greater London and the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can work at a site such as Andover College fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, speak to us on 01277 525 020 or send details through our quote form. Photos, drawings or a joint schedule help us quote quickly.

Is sealant suitable for all service openings?

No. A sealant’s evidence covers set services, gaps and wall or floor types. If an opening falls outside, it needs another solution, specified by your designer.

Will you sign off the seals for us?

No. We don’t certify or sign off fire stopping, and we hold no third-party fire-stopping installer certificate. Our part is fitting the specified product to its tested detail.

Which sealant will you use?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Cost factors for service penetrations

These are the things that shape the price:

  • Access and working height
  • The total length or number of joints
  • Site requirements such as inductions and permits
  • Distance, for remote addresses

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Before you send an enquiry

There’s no need for a formal survey. These details are enough to start:

  • Approximate linear metres or a joint schedule
  • Anything awkward about access or site hours
  • The postcode of the building
  • When you need the work done

Need a figure for a tender or a budget? We will quote against your scope and drawings that you can work with. For a chat about it beforehand, ring 01277 525 020 or send photos by email.

What happens if it’s left?

A seal that doesn’t match its tested detail gives false comfort. The fix is to remove it and reinstall to the detail, and doing it once, properly, is cheaper. One visit to deal with every failing joint makes more sense than several trips to a place like Upper Enham, rather than one at a time. Photos of every joint help us quote for the whole job.

A quote for service penetrations depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.
