Fire stopping across St George's Fields

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in St George's Fields

We should be clear about what we do and don’t do. Deciding the specification sits with the designer, the fire engineer and building control. What we bring is careful installation of the specified sealant, to the maker’s guidance. Site teams most often ask us about unsealed openings around new pipes and cables and unsealed penetrations discovered above suspended ceilings, across linear gaps at wall heads, joints between fire-resisting walls and floors and small duct penetrations where the tested detail allows. A specialist sealant contractor works differently from a general builder: in St George's Fields, that means joint design, primers and backing rod as standard.

After a fit-out or new cabling in a London building, risers and ceiling voids are where open service gaps tend to be found. Fire-rated sealant goes in where it’s the specified item; where a collar, wrap or batt is called for instead, we flag it.

Work we carry out in Greater London comes with a 12-month guarantee. If an installation problem shows up, call the office on 01277 525 020 or email drawings and photos and we will arrange a return visit.

Commercial clients in St George's Fields

Building owners and managing agents use us on everything from one building to a spread of sites around St George's Fields. One quote can cover more than one site, so there’s one set of paperwork to deal with.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules.

Fire stopping in St George's Fields: the local picture

There are a good number of hotels within about 2 miles of St George's Fields. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. St George's Fields has two care or nursing homes no more than 2 miles away. In a care home, any new pipe or cable through a fire-resisting wall should be sealed to the specified detail. Where that’s fire-rated sealant, we install it to the manufacturer’s tested detail.

For a site team at a college like Morley College London, less than half a mile to the west of St George's Fields, fire-rated sealing is best scheduled after the summer works. For an estates team at a campus like London South Bank University (under half a mile south-east of St George's Fields), summer M&E works are usually followed by a round of penetration sealing. Large healthcare estates like Evelina London Children's Hospital, 0.6 miles west of St George's Fields, change their services often, so penetration seals are worth checking after M&E work.

Diagnose, treat, sign off

Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. In St George's Fields, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Advice

What the job involves on each surface

Small ducts

Some fire-rated sealant details cover small ducts. Bigger ducts and fire-resisting ductwork are normally handled with other products and we flag that rather than guess.

Linear joints

Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers and the installation has to fit inside those limits.

Questions about St George's Fields

Can you work on a hospital site such as Evelina London Children's Hospital?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Do you work on fire-rated sealing in hotels in St George's Fields?

Yes. We install fire-rated and intumescent sealant where it is specified. It goes in to the manufacturer’s tested detail for the wall or floor and the services passing through, and we’ll tell you if the detail calls for a collar, wrap or batt instead.

What do you charge?

There isn’t a price list, as every site differs. Send photographs or drawings and we will price it at a fixed figure.

Will you come and look before quoting?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.

What about RAMS and site documents?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

Is St George's Fields in your area?

Yes. St George's Fields is in our area, within our coverage of Greater London, South East England and Scotland. To discuss a job, phone 01277 525 020 or email a schedule or drawings.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is any of the following:

  • Writing the fire-stopping specification
  • Gaps in walls that were never built as compartment walls
  • Approving the work on behalf of building control

Not sure which it is? You can speak to us on 01277 525 020 or email drawings and photos and we will tell you honestly.

What we seal

  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Pipe penetrations
  • Linear gaps at wall heads

Why deal with it now?

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

What sets the cost

Your fixed quote is built from the real scope. It takes account of:

  • Phasing around occupants
  • Which sealant the job calls for
  • Distance, for remote addresses
  • How much existing material needs removing

A quote for service penetrations depends on how many there are, their condition and the access. Ask us for a fixed quote.
