Fire stopping near St Fergus

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Why deal with it now?

Sealing behind the M&E trades area by area beats a sweep at the end. Openings are visible, access is open and nothing has to be taken down. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

Fire stopping in St Fergus

The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. If you have unsealed joints where partitions meet the slab and expanding foam used as fire stopping, we can put it right. For commercial sealant work in St Fergus, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Refurbishments in small hotels, schools and care homes around places like St Fergus can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

Work we carry out comes with a 12-month guarantee. If an installation problem shows up, call the office on 01277 525 020 or email a schedule or drawings and we will arrange a return visit.

Honest limits

Honesty saves time and money. New sealant won’t cure:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Signing off or certifying a building’s fire stopping

If you’re not sure, just speak to us on 01277 525 020 or email the details over and we’ll give you a straight answer.

Questions we’re asked in St Fergus

Is St Fergus too small for you to travel to?

No. Places such as St Fergus are covered as much as the big towns. We work across every Scottish council area. Good photos up front let us bring everything on the first visit.

How do the Scottish rules apply to fire-rated sealing in St Fergus?

Under Scotland’s non-domestic Technical Handbook (clause 2.1.14), service penetrations should keep at least the wall or floor’s fire resistance duration, using products tested for their end use. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

How long before the joints can be used?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

How much does the work cost?

We don’t publish prices, as every site differs. Send photographs or drawings and we’ll price it at a fixed figure.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

How long will the new sealant last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

How a job runs

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. For work around St Fergus, we aim for one trip, so photos, sizes and a full list matter. External joints need a dry spell as well.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Advice

General trades versus a specialist

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Surface by surface

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. We use the product and backing the detail names for that movement.

Small ducts

Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Larger or fire-rated ductwork normally needs a different solution set by the designer.

Keeping the joints sound

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Leave fire sealant to cure fully before covering it
  • Keep product data and details in the fire safety file
  • Arrange inspection before areas are covered up
  • Settle who seals which penetrations at the start of a project

Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match.

Compartments and services around St Fergus

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, and products should be tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Halls and meeting rooms at places like St Fergus Parish Church and Churchyard sometimes gain new services, and any compartment wall crossed needs the specified seal. Wherever services are added at a hospital such as Ugie Hospital (to the south-east of St Fergus) the compartment line has to be made good with the specified product.
