About our fire stopping in Southrope
On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, give us a call on 01277 525 020 or email a schedule or drawings with the schedule or marked-up drawings and the specified product data. Tell us what records you need and we will confirm with the quote. We work on pipe penetrations, small duct penetrations where the tested detail allows and linear gaps at wall heads, and what we are called in for most is seals that don’t match their tested detail and seals disturbed by maintenance and left open. Searching for sealant specialists in Southrope? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
Barn and farm-building conversions near places like Southrope often combine new partitions with old walls. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.
Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

What sealant work can’t fix
We check first that sealant really is the fix. It isn’t the answer for:
- Deciding what a wall or floor needs, which belongs to the designer
- Construction that lacks the fire resistance the seal relies on
- Large openings beyond what any sealant detail covers
Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we will tell you honestly before you book.
Surfaces we seal
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Joints between fire-resisting walls and floors
- Cable penetrations
- Pipe penetrations
- Service gaps in risers
What else we do in Southrope
What happens if it’s left?
Inspections and handover checks often pick up fire stopping. Late discoveries can delay handover while openings are reopened and resealed, so earlier action pays back. One visit to deal with every failing joint makes more sense than several trips to a place like Southrope. Photos of every joint help us quote for the whole job.
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

When to call us in Southrope
Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is when untested combinations creep in and later need putting right.
Things that typically lead to an enquiry:
- Seals disturbed by maintenance and left open
- Unsealed joints where partitions meet the slab
- Service penetrations left open after M&E works
- Unsealed penetrations discovered above suspended ceilings
For a hospital such as Alton Community Hospital, 4.6 miles south-east of Southrope, penetration sealing is usually phased ward by ward, with infection-control rules agreed first.
What to look for in a quote
- What level of public liability insurance do they hold?
- Who will actually carry out the work
- How joint depth will be controlled
- Health and safety accreditation such as CHAS
Penetration seals near Southrope
Fire stopping of openings and penetrations in England falls under Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Southrope lies roughly 46 miles out from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls; the gaps need the specified seal.
Halls and meeting rooms at places like Church of St. Mary sometimes gain new services, and any compartment wall crossed needs the specified seal.

Your questions answered
Do you take on work at healthcare sites like Alton Community Hospital?
Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Is a smaller place like Southrope outside your area?
Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.
What changes on 2 September 2029?
From 2 September 2029, Approved Document B in England drops its references to BS 476 classes. The European route, BS EN 13501-2, then applies. Your designer will choose products with the right evidence.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
Will fire-rated sealant work on every penetration?
No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards.
Do you hold third-party fire-stopping installer certification?
No. We don’t hold a third-party fire-stopping installer certificate. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. If your contract requires third-party installer certification, we’re not the right fit for that package.
How do you choose the sealant?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Owners, agents and contractors
Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Doing it in-house
Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Our process
Before we leave any area, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area. For work around Southrope, we aim to finish in one visit, so photos and measurements up front really help. That way the right products come on the day.
- We start with your penetration schedule, drawings or specification.
- Access, permits and the order of areas are agreed with the site team.
- We compare every service penetration with its tested detail before sealing.
- Foam, ordinary sealant and debris come out so the seal starts clean.
- The specified backing and sealant go in to depth and are finished neatly.
- We tell you about openings that need a different product.
What we need from you
- Warn occupants and staff about the work
- Arrange parking or a loading space
- Send any specification or drawings in advance
