Fire stopping in Shephall, done properly

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. The enquiries we see most involve snag lists that include open service penetrations and unsealed penetrations discovered above suspended ceilings, across small duct penetrations where the tested detail allows, pipe penetrations and linear gaps at wall heads. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Shephall, that means joint design, primers and backing rod as standard.

In places the size of Shephall, fire-resisting walls and floors are found in schools, care homes, health centres and mixed-use buildings. Around those penetrations, fire-rated sealant is installed if specified, with depth, backing and gap all as tested.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

What the job involves on each surface

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Some intumescent sealants are tested on smaller plastic pipes. We confirm material and size first and tell you if sealant isn’t the right product.

Cables and cable bundles

Cable penetrations are frequently sealed with fire-rated sealant where the detail allows. The detail limits bundle size and the gaps between and around cables, so we check before sealing.

Common questions from Shephall clients

Is a smaller place like Shephall outside your area?

Not at all. Shephall is within our area. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

Is Monkswood Retail Park, near Shephall, within your area?

Yes. Estates, retail parks and business parks around Shephall, Monkswood Retail Park among them, are all within reach. To start, just speak to us on 01277 525 020 or send details through our quote form with the unit, the joints involved and your access times.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.

Can you tell us what fire stopping our building needs?

No. The specification comes from your designer, fire engineer or building control. Our role is installing what they specify, to the product’s tested detail.

Is the BS 476 change in 2029 relevant to fire stopping?

It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, though transitional rules apply. In Scotland, the Technical Handbook sets its own guidance, with clause 2.1.14 covering service penetrations.

Aftercare for building managers

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Put resealing into every M&E and fit-out package
  • Foam or ordinary sealant is never a fire-seal repair
  • Include service cupboards in routine inspections
  • Get seals inspected before ceilings and boxing close

Keep the product data and installation details with the building’s fire safety information. It makes later repairs much easier to match.

Make reporting new openings part of every permit to work in service areas. Small habits like this stop openings building up.

Compartment walls and floors in Shephall

Shephall is part of, or right next to, Stevenage, which was built as a planned town. Older buildings in planned towns have often been re-serviced several times, so penetrations left behind should be sealed with the specified product. A number of hotels sit less than 2 miles from Shephall. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal.

In a building such as Church of Saint Mary, any service penetration through a fire-resisting wall should be sealed to the specified detail. Hotels such as The Roebuck Hotel, 0.8 miles to the south-west of Shephall, rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified. For a unit at a site such as Monkswood Retail Park, 0.9 miles to the west of Shephall, any new service through a fire-resisting wall should be sealed to the tested detail.

Shephall is about 1 mile south of Stevenage, in Hertfordshire. Our applicators travel to Shephall for work on service penetrations, handled exactly as we handle every other area. Our process

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes a single visit for a short list of penetrations, or a phased programme for a whole building, and we clear our waste as we work. Work in places the size of Shephall is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.

  1. We start with your penetration schedule, drawings or specification.
  2. Access, permits and the order of areas are agreed with the site team.
  3. We compare every service penetration with its tested detail before sealing.
  4. Foam, ordinary sealant and debris come out.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.

Related advice

What sets the cost

We price every job individually. The things that drive the figure:

  • How much there is to seal
  • Induction, permit and paperwork requirements
  • Access and working height
  • Working within restricted access windows

Pricing service penetrations depends on how many there are, their condition and the access. Call for a quote.

What to include in your enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • The type of building and who uses it
  • The postcode of the building
  • A wide shot and a close-up of the area
  • Drawings or a marked-up plan, if available

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Commercial clients in Shephall

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, and each stage is agreed with your contact.

For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.
