Fire stopping across Sheerwater

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

After the work

After handover, a little attention goes a long way:

  • Include service cupboards in routine inspections
  • Settle who seals which penetrations at the start of a project
  • Keep general-purpose fillers away from compartment walls
  • Record which product was used where

Allow the manufacturer’s stated cure time before boxing in or decorating. Some fire-rated sealants accept paint and some don’t, and the data sheet says which.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. Then the seal goes in while the area is open.

Fire stopping in Sheerwater

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail, not a rule of thumb. If you’re dealing with improvised or mixed-product fire seals and openings found when ceilings come down for a refit, we can help, whatever the surface. For commercial sealant work in Sheerwater, you deal with one contact from quote to sign-off, whether it’s one building or several.

Around smaller places like Sheerwater, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

From enquiry to sign-off

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Smaller jobs around Sheerwater can be grouped with others nearby. A fixed quote is given before anything starts.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Compartment walls and floors in Sheerwater

At about 22 miles from central London, Sheerwater is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls, and the gaps need sealing with the specified product. Sheerwater has five care or nursing homes no more than 2 miles away. In a care home, any new pipe or cable through a fire-resisting wall should be sealed to the specified detail.

On a site such as Kingsway Business Park (under half a mile south-west of Sheerwater), every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product. Hospital estates such as Nuffield Health Woking Hospital, 1.4 miles to the west of Sheerwater, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. For a building such as St. Michaels Church, new heating or data runs are the usual reason penetrations need sealing.

Questions we’re asked in Sheerwater

Can work in a care setting near Sheerwater go ahead while residents are there?

Yes, with the manager deciding the order and timing of rooms. Noise and disruption are kept to a minimum.

What does the BS 476 change mean for fire-rated sealant in Sheerwater?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Is colour matching possible?

It depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.

Do you take on small jobs?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.

Does weather matter for sealant work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Cost factors for service penetrations

The price varies from site to site. Expect it to depend on:

  • Location, for remote and island sites
  • Which sealant the job calls for
  • The site’s rules and procedures
  • Whether the work must be split into stages

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Sending details for a quote

However big the job, the same details help:

  • Photos of the joints, close up and from further back
  • Rough lengths or quantities, or drawings if you have them
  • When you need the work done
  • The postcode of the building

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to call the office on 01277 525 020 or use the quote form.

Why act early in Sheerwater

Sealing behind the M&E trades area by area beats a sweep at the end. Openings are visible, access is open and nothing has to be taken down and each detail can be checked as we go. Around Sheerwater, it’s better to renew all the failing joints at once. Send photos of each area and we will quote for the lot.

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

Should maintenance staff do it?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
