Fire stopping in Send

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you have head-of-wall gaps with no fire seal and fire seals cut back for extra cables and never reinstated, we can put it right, on service gaps in risers, linear gaps at wall heads and cable penetrations alike. Looking for mastic applicators who cover Send? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Around Send, penetration and linear seals tend to be one-building jobs. With the specification and photos of the gaps, we can give a fixed quote and bring the right products.

We stand by our work with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

Send: questions and answers

How does the move away from BS 476 affect penetration seals in Send?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Is Send too far out for you?

No. Small places get the same service as large ones. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Who decides which product is used?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Is the work guaranteed?

Yes. Workmanship is guaranteed for 12 months on every job.

What will the job cost?

It depends on the job: quantities, access, the product and any phasing. Call for a fixed quote and we’ll price it properly.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we will schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Do you need fire stopping in Send?

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is how unsuitable products and improvised details end up in compartment walls, which then have to be put right.

Any of the following is a good reason to get the joints checked over:

  • Openings found when ceilings come down for a refit
  • Service penetrations left open after M&E works
  • Improvised or mixed-product fire seals
  • Penetration schedules that need working through

Colleges such as Woking College (to the north-west of Send) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.

What your quote should include

  • The named product and why it was chosen
  • What level of public liability insurance do they hold?
  • How they handle RAMS and site documents
  • Are they CHAS accredited or on Constructionline?

Our contractor checklist

How the job changes by surface

Drylining partitions

Holes in board are often cut larger than needed. If the gap exceeds the tested range, sealant alone won’t do and we will tell you what the detail says instead.

Cables and cable bundles

Single cables and small bundles are often within a fire-rated sealant’s tested detail. Bundle size, cable type and the space between cables all matter, so we check before sealing.

Our process

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. If neighbouring businesses or buildings around Send need work too, visits can be combined. Mention the building’s opening times and we will work within them.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

What we need from you

  • Let us know about inductions and permits
  • Arrange parking or a loading space
  • Agree which areas must stay open

Advice

Fire stopping around Send: how the place shapes the job

Fire stopping of openings and penetrations in England falls under Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Send is about 24 miles from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls, and the gaps need sealing with the specified product.

Halls and meeting rooms at places like St William of York sometimes gain new services, and any compartment wall crossed needs the specified seal. At a healthcare site like Woking Community Hospital, 2.1 miles to the north-west of Send, new services through compartment walls are a constant, and each needs the specified seal.

Send is about 3 miles south-east of Woking, in Surrey. Across the GU23 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Send is one of 379 places we cover in Surrey. There’s a separate page for Reading, roughly 22 miles from Send.

Business premises anywhere in GU23 are within our area. Among the streets we cover are Sandy Lane, Farm Lane and Sandfields, and sites on any of them can send details for a fixed quote. Just outside Send, we also work in Send Marsh (1 mile east), Burntcommon (1 mile east), Sutton Green (1 mile south-west), Mayford (2 miles west) and Pyle Hill (2 miles west). A short drive away, we cover Guildford (3 miles south-west), Woking (3 miles north-west), Camberley (9 miles west), Epsom (12 miles east), Farnham (13 miles south-west) and Ewell (13 miles east).

Landmarks near Send

Recent enquiries here include premises near St John the Baptist Catholic Comprehensive School, White Rose Lane and The New Inn and the streets around them. For rail, the closest station is Clandon station, about 2.2 miles south-east. A little further out are Send and Ripley History Society Museum (1.8 miles east) and Woking Community Hospital (2.1 miles north-west). Not far away are Boldermere Lake and Papercourt Marshes.

How the quote is worked out

Sealant work doesn’t have a standard rate, since sites vary so much. What we look at:

  • Working within restricted access windows
  • The total length or number of joints
  • Whether old sealant has to be cut out first
  • The site’s rules and procedures

A quote for service penetrations depends on quantities, condition and access, plus any specification you’re working to. Ask us for a fixed quote.

Details that help us quote

To price the job accurately, we need to understand the site. Useful things to include:

  • Access details, including height
  • Asbestos survey details if the building is older
  • Specification clauses that apply
  • Clear photos of the problem areas

For a fixed quote, call the office on 01277 525 020 or email a schedule or drawings, telling us the site location and the nature of the job. You can also send details through our quote form.

What we can’t put right

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Fire doors, dampers or other fire safety equipment
  • Signing off or certifying a building’s fire stopping

Not sure which it is? You can phone 01277 525 020 or use the quote form and we will tell you honestly before you book.

Surfaces we seal

  • Cable penetrations
  • Pipe penetrations
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
