Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Your questions answered

Is Rosehearty too small for you to travel to?

Not at all: smaller places are covered as well as towns. Our area covers all of Scotland, cities, towns and islands alike. Where we can, we group nearby jobs to make the most of each trip.

Is hospital work, at somewhere like Fraserburgh Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

How do I request a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.

How long does a typical visit take?

It depends on the scope, but the work usually takes anything from one day to a planned run of visits, depending on the number of seals and the access. For bigger or phased jobs, we’ll set out a timescale with the quote.

What do BS EN 1366-3 and BS EN 13501-2 mean?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. That rating only holds when the product is installed to its tested detail.

What changes on 2 September 2029?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, subject to the Government’s transitional arrangements. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Fire stopping for commercial buildings in Rosehearty

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4 and the results are classified to BS EN 13501-2. A rating such as EI 60 only holds when the product is installed as it was tested. So our job is to reproduce that arrangement faithfully. We work on cable penetrations, joints between fire-resisting walls and floors and pipe penetrations, and what we’re called in for most is improvised or mixed-product fire seals and seals disturbed by maintenance and left open. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Rosehearty, preparation and product choice get the time they need.

Hotels and care homes around smaller places like Rosehearty often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Fire stopping around Rosehearty: how the place shapes the job

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, and products should be tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Large healthcare estates like Fraserburgh Hospital, 3.6 miles east of Rosehearty, change their services often, so penetration seals are worth checking after M&E work.

Rosehearty is about 4 miles west of Fraserburgh, in Aberdeenshire. When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

On site: what to expect

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. For a building near Rosehearty, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.

  1. First we go through the drawings, schedule or specification for the seals.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Flag any permit to work we’ll need
  • Tell staff and tenants when we’ll be in
  • Agree which areas must stay open

What we can’t put right

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be any of the following:

  • Large openings beyond what any sealant detail covers
  • Approving the work on behalf of building control
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

If you are not sure, just phone 01277 525 020 or email us and we’ll give you a straight answer before you book.

Surfaces we seal

  • Pipe penetrations
  • Service gaps in risers
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Cable penetrations

When to call us in Rosehearty

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is how unsuitable products and improvised details end up in compartment walls.

If one of these sounds familiar, it’s time for a closer look:

  • Seals disturbed by maintenance and left open
  • Fire sealant pulled out of the opening
  • Fire stopping installed outside its tested range
  • Head-of-wall gaps with no fire seal

Around Rosehearty, we install fire-rated and intumescent sealant to the product’s tested detail wherever it is the specified product.

How to choose a sealant contractor

After the work

To get the most from the new sealant:

  • Arrange inspection before areas are covered up
  • Brief every trade that openings they make must be sealed
  • Keep general-purpose fillers away from compartment walls
  • Check risers and ceiling voids after each round of works

New services after handover are a common way fire stopping gets breached. Building it into each contractor’s sign-off keeps the walls intact.

Ask every contractor who works in risers or voids to report openings they create. It costs little and catches breaches early.
