Fire stopping in Robertsbridge, done properly

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. We work on joints between fire-resisting walls and floors, cable penetrations and pipe penetrations, and what we are called in for most is seals disturbed by maintenance and left open and builders’ foam or ordinary silicone in compartment walls. Searching for sealant specialists in Robertsbridge? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

For a smaller site near Robertsbridge, we plan to do all the penetrations in one go, with the specification and photos sent in advance. Design and sign-off belong to the designer or building control; we install what’s specified.

We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Our process

At the end of each section, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area. Jobs in and around smaller places like Robertsbridge are typically planned as a single visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. We read the specification, drawings or penetration schedule you send.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Getting the site ready

  • Send asbestos survey details if the building is pre-2000
  • Point out parking and an unloading spot
  • Have the specification and drawings to hand

Your questions answered

Can you work at a site such as Vinehall Business Centre, by Robertsbridge?

Yes. We cover Robertsbridge and the area around it, including industrial estates, business parks and retail parks such as Vinehall Business Centre. A few photos and the unit address let us price the work.

How does the move away from BS 476 affect penetration seals in Robertsbridge?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

What hours do you work?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

How do we ask for a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or send details through our quote form. Photos, drawings or a joint schedule help us quote quickly.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Can the building stay open while you work?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Different surfaces, different methods

Small ducts

Ducts are only sealed with sealant where the detail allows it. The ductwork, its supports and any dampers are for the ductwork contractor.

Risers and ceiling voids

Voids hide a lot of unsealed openings. We work through the areas on your schedule methodically.

Service penetrations in Robertsbridge buildings

Fire stopping of openings and penetrations in England falls under Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Central London is about 43 miles from Robertsbridge. Office refits around the commuter belt bring new cabling through fire-resisting walls; the gaps need the specified seal.

Older community buildings such as Robertsbridge United Reformed Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification. Holiday works at schools like Salehurst Church of England Primary School often leave service openings to seal before pupils return.

Robertsbridge is about 9 miles north-west of Hastings, in East Sussex. Businesses, contractors and managing agents in Robertsbridge can call on us for service penetrations. Across East Sussex, 308 places are covered, including Robertsbridge. We also cover Brighton, some 28 miles away.

We cover the TN32 postcode districts. For a building on Station Road, High Street and Glenleigh Walk or nearby, we can quote for service penetrations. If your building is just outside Robertsbridge, we cover Northbridge Street (1 mile north-east), Salehurst (1 mile north-east), John's Cross (2 miles south-east), Mountfield (2 miles south) and Oxley's Green (3 miles south-west). A short drive away, we cover Hastings (9 miles south-east), Bexhill-on-Sea (9 miles south), Hailsham (12 miles south-west), Crowborough (14 miles west), St Leonards (10 miles south) and Polegate (15 miles south-west).

What we can’t put right

Being straight saves everyone time. Fresh joints won’t solve:

  • Approving the work on behalf of building control
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Gaps in walls that were never built as compartment walls

Not sure which it is? You can ring 01277 525 020 or email the details over and we will tell you honestly.

Joints and surfaces we work on

  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Cable penetrations

Signs you need fire stopping in Robertsbridge

A common fault is a product that was never fire-rated in the first place: expanding foam or a general-purpose sealant pushed into a gap to tidy it. It may look closed, but it has no tested fire performance in that position.

Any of the following is a good reason to get the joints checked over:

  • Fire stopping installed outside its tested range
  • Hidden openings found during inspections
  • Fire sealant pulled out of the opening
  • Penetration schedules that need working through

For a hospital such as Ticehurst House Hospital (5.4 miles north-west of Robertsbridge), penetration sealing is normally phased ward by ward, with infection-control rules agreed first.

What to look for in a quote

  • How long is the guarantee, and what does it include?
  • Who will actually carry out the work
  • Is the sealant right for the movement and the substrate?
  • Whether old or failed sealant will be cut out, not overlaid

Our contractor checklist

What affects the price in Robertsbridge

Before we quote, we look at:

  • Whether the work must be split into stages
  • Induction, permit and paperwork requirements
  • Removal of failed or old sealant
  • Access and working height

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.

Details that help us quote

Good information means a firmer quote. When you get in touch, include:

  • The type of building and who uses it
  • How the joints are reached, and at what height
  • Any dates the work must fit around
  • Drawings or a marked-up plan, if available

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Check with the data sheet before painting over fire sealant
  • Brief every trade that openings they make must be sealed
  • File the specified details where the next contractor can find them
  • Include service cupboards in routine inspections

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t, and the data sheet says which.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there instead of being left for someone else.
