How we handle fire stopping in Ripe
On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, speak to us on 01277 525 020 or email the details over with the schedule or marked-up drawings and the specified product data. Tell us what records you need and we will confirm with the quote. Most enquiries involve damaged fire seals in risers and voids and fire-stopping items raised at inspection or handover, on small duct penetrations where the tested detail allows, linear gaps at wall heads and pipe penetrations. A specialist sealant contractor works differently from a general builder: in Ripe, that means joint design, primers and backing rod as standard.
Around smaller places like Ripe, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.
Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Your questions answered
Is Ripe too small for you to travel to?
No. Places such as Ripe are covered as much as the big towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.
Is Deanland Business Park, near Ripe, within your area?
Yes. Our area takes in Ripe and its surroundings, with estates and business parks such as Deanland Business Park included. A few photos and the unit address let us price the work.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
What changes on 2 September 2029?
In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, with transitional arrangements set by the Government. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.
Is the work guaranteed?
Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.
Do you approve fire stopping for building control?
No. Sign-off belongs to the designer or building control, not the installer. We will confirm the product and detail installed, and you can tell us what other records you need at quote stage.
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
What else we do in Ripe
Surface by surface
Metal pipes
Copper and steel pipes are a common service penetration for fire-rated sealant. The tested detail sets the pipe size range, gap, depth and whether insulation can stay on and we confirm each before sealing.
Plastic pipes
In a fire, plastic pipework melts away and leaves an opening. Some intumescent sealants are tested on smaller plastic pipes, though larger ones typically call for a collar or wrap. We check the pipe material and diameter against the detail before we start.
Fire stopping around Ripe: what changes locally
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Central London is about 45 miles from Ripe. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls; the gaps need the specified seal.
On a site such as Deanland Business Park (1.5 miles north-east of Ripe), every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product. Theatres, wards and plant rooms at sites like Hellingly Hospital Railway (to the east of Ripe) all have compartment walls crossed by services. In a building such as The Parish Church of St John the Baptist, any service penetration through a fire-resisting wall should be sealed to the specified detail.
Ripe is about 5 miles west of Hailsham, in East Sussex. Looking for fire stopping in Ripe? We can help. Across East Sussex, 308 places are covered, Ripe among them. There’s a separate page for Brighton, about 12 miles away.

For managing agents and facilities managers
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
We work for building owners and managing agents on sealant work across single buildings or whole portfolios around Ripe. Several sites can go on one quote, which keeps the paperwork simple.
Why it’s worth doing now in Ripe
Inspections and handover checks often pick up fire stopping. Late discoveries can delay handover while openings are reopened and resealed. For buildings around smaller places like Ripe, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Diagnose, treat, sign off
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work typically takes anything from one day to a planned run of visits, depending on the number of seals and the access. If others near Ripe need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.
- First we go through the drawings, schedule or specification for the seals.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Getting the site ready
- Let us know about inductions and permits
- For older buildings, check the asbestos register before work
- Clear stock, furniture or equipment away from the joints
Ask for a quote
The quickest route to a quote is a few photographs and the site postcode. Upload them with the quote form, or give us a call on 01277 525 020 or email the details over to discuss it first.
Related advice
Looking after the joints
For the best life from the joints:
- Arrange inspection before areas are covered up
- Ask the designer to confirm details early on refits
- Flag new cables with no seal around them
- Leave fire sealant to cure fully before covering it
After every round of M&E works, check that the openings created have been sealed. A short check at the end of each job saves a long hunt later.
Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.
Cost factors for service penetrations
What shapes the price:
- Location, for remote and island sites
- Which sealant the job calls for
- Site requirements such as inductions and permits
- Joint width, depth and condition
We don’t publish prices, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.
What to include in your enquiry
Whether it’s one area or a whole building, the same details help:
- Whether an asbestos survey exists
- Photos of the joints, close up and from further back
- The postcode of the building
- When you need the work done
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.
