Fire stopping for Portsmouth sites
Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
What sets the cost
Sealant work doesn’t have a standard rate, because every site is different. What we look at:
- Joint width, depth and condition
- Any access equipment needed
- Phasing around occupants
- Location, for remote and island sites
No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.
Sending details for a quote
A good diagnosis starts with the right details. Tell us:
- The postcode of the building
- A wide shot and a close-up of the area
- Access details, including height
- Specification clauses that apply
Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. The easiest way is to call the office on 01277 525 020 or email us.
Fire stopping for commercial buildings in Portsmouth
It helps to set out our role at the start. The designer, fire engineer or building control decides which fire stopping is required; sign-off sits with them too. What we bring is careful installation of the specified sealant, to the maker’s guidance in Portsmouth and nearby. We work on service gaps in risers, small duct penetrations where the tested detail allows and joints between fire-resisting walls and floors, and the failures we are asked to look at most are fire-stopping items raised at inspection or handover and fire-rated sealant that has cracked or shrunk back. A specialist sealant contractor works differently from a general builder: on jobs in Portsmouth, preparation and product choice get the time they need.
On larger sites around Portsmouth, fire-rated sealing normally follows the M&E trades floor by floor. Design and sign-off of fire stopping rest with the designer, fire engineer or building control; we install what has been specified.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

What else we do in Portsmouth
When it isn’t the sealant
A few problems need another trade or a different fix, and we point that out rather than sealing over them:
- Walls or floors that aren’t fire-resisting to begin with
- Signing off or certifying a building’s fire stopping
- Plastic pipes whose detail calls for a collar or wrap
If you’re not sure, just ring 01277 525 020 or send details through our quote form and we will give you a straight answer before you book.
Surfaces we seal
- Pipe penetrations
- Linear gaps at wall heads
- Service gaps in risers
- Small duct penetrations where the tested detail allows
- Cable penetrations
- Joints between fire-resisting walls and floors
Our process
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence, and we clear our waste as we work. For premises in central Portsmouth, deliveries and parking need a bit of planning, whereas edge-of-town units normally have yard space. Either way, tell us what’s available.
- We ask for the product and detail your designer has specified.
- Openings are measured and grouped by detail.
- Old or wrong materials are cut out.
- Where the detail needs backing, it goes in at the stated depth.
- We gun the sealant in to the specified depth around each service and tool it.
- We walk the completed areas with you and confirm the records agreed at quote stage.
Before we start on site
- Share the asbestos register for older buildings
- Move anything stored against the joints
- Tell us your opening times and when work is allowed

After the work
Cleaning and maintenance staff play a part too. Pass these on to them:
- Foam or ordinary sealant is never a fire-seal repair
- Report damaged or disturbed seals as soon as they’re spotted
- Put resealing into every M&E and fit-out package
- Leave fire sealant to cure fully before covering it
During planned inspections, look at seals in risers, cupboards and voids. Look for cracks, unsealed new cables and gaps that have been enlarged.
A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match.
How the job changes by surface
Linear joints
Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed and the installation has to fit inside those limits.
Risers and ceiling voids
Openings above suspended ceilings are easy to miss. We work through the areas on your schedule methodically and tell you about openings outside the list.
Should maintenance staff do it?
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Your questions answered
Do you take on work at healthcare sites like St James Hospital?
Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.
Will you take on work at estates like Victory Retail Park, close to Portsmouth?
Yes. Estates, retail parks and business parks around Portsmouth, Victory Retail Park among them, are all within reach. Photos and a short description are enough for a first look.
When is resealing likely to be due?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Will you come and look before quoting?
Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit.
Can weather delay the job?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Which standards are fire seals tested to?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Classification follows BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. The rating applies to the product as tested.
Is Portsmouth in your area?

Compartment walls and floors in Portsmouth
Portsmouth has five care or nursing homes no more than 2 miles away. Care settings depend on compartmentation, so service penetrations made during maintenance or refurbishment need sealing with the specified product. Where that’s fire-rated sealant, we install it to the manufacturer’s tested detail. Fire stopping of openings and penetrations in England falls under Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.
For an estates team at a campus like University of Portsmouth, 1.1 miles south of Portsmouth, summer M&E works are normally followed by a round of penetration sealing. Shop fits on retail sites such as Victory Retail Park, 0.5 miles west of Portsmouth, can bring new services through fire-resisting walls between units, to be sealed with the specified product. For a site team at a college like Portsmouth College, which lies east of Portsmouth, fire-rated sealing is best scheduled after the summer works.
