Fire stopping in Kingston, done properly

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. We work on cable penetrations, service gaps in risers and linear gaps at wall heads, and the usual reasons a site gets in touch are old intumescent sealant that has split away and fire-stopping items raised at inspection or handover. Looking for mastic applicators who cover Kingston? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Around smaller places like Kingston, many commercial buildings are conversions or extensions of older ones, so the wall or floor a service passes through isn’t always what the drawings assume. We match the product to the substrate and service, and say so if a collar, wrap or batt is the specified item.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

On site: what to expect

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. If neighbouring businesses or buildings around Kingston need work too, visits can be combined. Tell us your site hours and we’ll plan around them.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned first.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Before we start on site

  • Confirm the product named in the specification
  • Flag any permit to work we’ll need
  • Make sure the joints can be reached

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

Leave it or put it right?

An unsealed opening affects more than fire safety: smoke, noise and draughts pass through them every day. The specified fire seal closes the gap for all of these, and the other benefits follow. A failed joint lets water into a building whatever its size. Catching it early means a reseal rather than repairs.

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote.

Owners, agents and contractors

We work for building owners and managing agents on everything from one building to a spread of sites around Kingston. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Aftercare for building managers

Problems stay small when the joints are checked regularly. Specifically:

  • Agree the fire-stopping specification before services go in
  • Check with the data sheet before painting over fire sealant
  • Put resealing into every M&E and fit-out package
  • Check risers and ceiling voids after each round of works

After every round of M&E works, check that the openings created have been sealed. A short check at the end of each job saves a long hunt later.

On fit-outs, get the fire-stopping specification agreed before the services go in. Details can then be picked to suit the actual pipes, cables and ducts, and installation follows the programme.

What we can’t put right

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Construction that lacks the fire resistance the seal relies on
  • Issuing fire ratings or certificates for seals

If you are not sure, just ring 01277 525 020 or send photos by email and we will give you a straight answer before you book.

What we seal

  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Pipe penetrations

Fire stopping in Kingston: the local picture

Plenty of hotels sit less than 2 miles from Kingston. In hotels, bedroom and corridor walls are usually fire-resisting, so services added in a refit need sealing with the specified product. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail.

For a site team at a college like Portsmouth College, 1 mile east of Kingston, fire-rated sealing is best scheduled after the summer works. Office fit-outs on sites such as Copnor Bridge Business Centre, under half a mile north of Kingston, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it. For a hospital such as St James Hospital, 1 mile south-east of Kingston, penetration sealing is usually phased ward by ward, with infection-control rules agreed first.

Kingston is about 1 mile south-east of Portsmouth, in Portsmouth. We send applicators to Kingston for service penetrations, handled exactly as we handle every other area. 19 places across Portsmouth fall within our area, Kingston among them.

Work on service penetrations is covered throughout PO1, PO3 and PO4, for business premises of every kind. We cover commercial and managed buildings on Renny Road, Clive Road and Union Road. Kingston sits on or close to the A288, useful when we plan access and materials. Nearby places we also cover include Fratton (1 mile south-west), Baffins (1 mile north-east), Copnor (1 mile north), Portsmouth (1 mile north-west) and Landport (1 mile west) for service penetrations. Bigger towns within reach include Wymering (3 miles north), Paulsgrove (3 miles north), Cosham (3 miles north), Drayton (3 miles north) and Farlington (3 miles north-east).

Kingston: questions and answers

Do you cover business parks and estates near Kingston, such as Copnor Bridge Business Centre?

Yes. Estates, retail parks and business parks around Kingston, Copnor Bridge Business Centre among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Can you work in a care home near Kingston with residents in?

Yes. We agree rooms and times with the manager and work a few areas at a time. Noise and disruption are kept to a minimum.

Will you write the fire-stopping specification?

No. Deciding what is needed sits with the designer, fire engineer and building control. Our role is installing what they specify, to the product’s tested detail.

Do you hold third-party fire-stopping installer certification?

No, and we won’t imply otherwise. Third-party schemes aren’t a legal requirement, but many clients and main contractors ask for them, so it’s worth checking what your contract says. Where it isn’t required, we install the specified sealant to the maker’s details.

Do you work in Scotland as well as England?

Our area runs from Greater London and the South East to every part of Scotland. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, using products tested for their end use.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
