About fire stopping in Portsmouth

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4 and the results are classified to BS EN 13501-2. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. We work on small duct penetrations where the tested detail allows, cable penetrations and linear gaps at wall heads, and the failures we are asked to look at most are penetration schedules that need working through and openings found when ceilings come down for a refit.

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned so the seal starts clean.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Fire stopping across Portsmouth: the area picture

Hospitals, schools, care homes, offices and blocks across Portsmouth all rely on fire-resisting walls and floors. We install fire-rated and intumescent sealant where it is specified, around service penetrations and linear gaps, to the tested detail.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover Portsmouth along with the rest of the region. Parts of Portsmouth lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and joint preparation matter more there.

Portsmouth: On a hospital site such as St James Hospital, 1.6 miles to the south-east of Portsmouth, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits. At a college such as Portsmouth College (1.5 miles east of Portsmouth), checking penetration seals after summer M&E works is good practice.

What we’re called out for in Portsmouth

Head-of-wall joints and wall-to-wall junctions are frequent weak points. Movement in the frame or slab can open the joint, and a product not tested for that movement may crack. The tested detail for a linear joint states the width and movement it covers.

It’s worth sending us details if you spot any of the following:

  • Fire-stopping items raised at inspection or handover
  • Open linear gaps along the top of fire-resisting walls
  • Service penetrations left open after M&E works
  • Damaged fire seals in risers and voids

Surface by surface

Metal pipes

Heat travels along metal pipework, and the tested detail may ask for insulation beyond the wall. We follow whatever the detail requires and flag anything we can’t match.

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Some intumescent sealants are tested on smaller plastic pipes, but many need a collar or wrap. We confirm material and size first and tell you if sealant isn’t the right product.

After the work

For the best life from the joints:

  • Settle who seals which penetrations at the start of a project
  • Flag new cables with no seal around them
  • Check risers and ceiling voids after each round of works
  • Get seals inspected before ceilings and boxing close

Once the seals are in, tell other trades they exist and must not be disturbed. Any seal cut back for a new service needs reinstating to its tested detail using the same product.

Looking at service areas on a regular cycle pays off. A cracked or disturbed seal found early is a small job; found late, it can be one of many.

Owners, agents and contractors

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Quoting for work in Portsmouth

Your fixed quote is built from the real scope. It takes account of:

  • Location, for remote and island sites
  • Whether old sealant has to be cut out first
  • Backing rod, priming and other preparation
  • Which sealant the job calls for

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Before you send an enquiry

A few photographs plus some basic facts will normally do. Please tell us:

  • Where the site is, with the postcode
  • Anything awkward about access or site hours
  • Drawings or a marked-up plan, if available
  • Whether the building will be occupied during the work

Need a figure for a tender or a budget? We will quote against your scope and drawings that you can work with. For a chat about it beforehand, give us a call on 01277 525 020 or use the quote form.

Portsmouth: questions and answers

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Do you offer coloured sealant?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Do you seal openings left by new services?

Yes. Send the schedule or marked-up drawings and the specified product details and a fixed quote follows. We can follow the services contractor floor by floor.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.

Do you take on multi-site work?

Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.

How much does the work cost?

There isn’t a price list, because every site is different. Send photographs or drawings and we’ll price it at a fixed figure.
