When it isn’t the sealant

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Walls or floors that aren’t fire-resisting to begin with
  • Signing off or certifying a building’s fire stopping
  • Fire risk assessments, a job for a competent assessor

Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we’ll tell you honestly.

Where we work in Notting Dale

  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Pipe penetrations
  • Cable penetrations

How we handle fire stopping in Notting Dale

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. We work on joints between fire-resisting walls and floors, cable penetrations and service gaps in risers, and the failures we are asked to look at most are openings found when ceilings come down for a refit and old intumescent sealant that has split away. Looking for mastic applicators who cover Notting Dale? We’ve been sealing commercial buildings since 2005.

Fit-outs and M&E works in London buildings often leave service penetrations open behind ceilings and in risers. If sealant is the specified product we fit it to its tested detail, and if the detail needs something else, you’ll hear it from us.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Fire-rated sealing for Notting Dale buildings

In London buildings, frequent fit-outs and M&E changes are a common reason fire stopping gets breached. We seal to the specification and the product’s tested detail, working within the building’s permits. In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

Industrial units on estates such as Stable Way Industrial Estate (to the west of Notting Dale) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal. Colleges such as St Charles Catholic Sixth Form College, 0.5 miles north-west of Notting Dale, add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.

Notting Dale is about 1 mile north of Kensington, in Greater London. We cover commercial sites throughout Notting Dale, for single jobs and planned programmes alike. Our Greater London coverage takes in 764 places, from busy centres to rural villages.

Commercial sites across W11, W10 and W2 are covered. If your site is on Bard Road, Walmer Road and Sirdar Road or close by, we can quote for service penetrations. We also cover Notting Hill (1 mile south-east), White City (1 mile west), Kensal Town (1 mile north), North Kensington (1 mile north-west) and Holland Park (1 mile south) for service penetrations. Bigger towns within reach include London (5 miles east), Marylebone (3 miles east), St Pancras (4 miles east), Shoreditch (6 miles east), Walthamstow (9 miles north-east) and Hoxton (6 miles east).

What happens if it’s left?

The longer openings stay, the more there tend to be: every new cable or pipe adds another. Keeping on top of it after each round of works keeps the job small and avoids a much larger catch-up later. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Surface by surface

Small ducts

Ducts are only sealed with sealant where the detail allows it. Dampers and ductwork systems themselves are outside our work.

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail, though larger ones usually call for a collar or wrap. We confirm material and size first and tell you if sealant isn’t the right product.

Our process

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. In Notting Dale, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. The specification and schedule come first, so we know which details apply.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned so the seal starts clean.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. We tell you about openings that need a different product.

What we need from you

  • Clear stock, furniture or equipment away from the joints
  • Confirm the product named in the specification
  • Let building users know which areas are affected

Advice

Questions we’re asked in Notting Dale

Can you work around term dates at a campus such as Imperial College London?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Do you take on jobs in Notting Dale where loading and access are tightly controlled?

Yes, most London buildings have access rules of some kind, and we plan around them. Send the building rules and access times with your enquiry.

What changes on 2 September 2029?

From 2 September 2029, Approved Document B in England drops its references to BS 476 classes, with transitional arrangements set by the Government. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.

Do you work in Notting Dale?

Yes. Notting Dale is in our area and the rest of Greater London, within our coverage of Greater London, South East England and Scotland. To discuss a job, give us a call on 01277 525 020 or email drawings and photos.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

What we’re called out for in Notting Dale

On a busy project, programme pressure can mean fire stopping is rushed or left to whichever trade is closest. That is when untested combinations creep in and later need putting right.

Site and facilities staff are often the first to spot these:

  • Penetration schedules that need working through
  • Fire-rated sealant that has cracked or shrunk back
  • Non-fire-rated filler around services
  • Seals that don’t match their tested detail

Theatres, wards and plant rooms at sites like St Charles' Hospital, 0.6 miles to the north-west of Notting Dale, all have compartment walls crossed by services.

Comparing quotes

  • Which product they’ll use, and why it suits the joint
  • What level of public liability insurance do they hold?
  • Can the work be phased to keep areas open?
  • Whether their applicators hold CSCS cards
