Fire stopping in North Finchley, done properly

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. If the detail calls for something other than sealant, we say so rather than force sealant into it. Most enquiries involve penetration schedules that need working through and openings left by services added after handover, on service gaps in risers, joints between fire-resisting walls and floors and linear gaps at wall heads. A specialist sealant contractor works differently from a general builder: in North Finchley, that means joint design, primers and backing rod as standard.

Fit-outs and M&E works in London buildings often leave service penetrations open behind ceilings and in risers. If sealant is the specified product we fit it to its tested detail, and if the detail needs something else, you will hear it from us.

A 12-month guarantee applies to all our work. Should something we installed fail, give us a call on 01277 525 020 or email us and we will come back to it.

How the quote is worked out

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Any access equipment needed
  • Joint width, depth and condition
  • Site requirements such as inductions and permits
  • How much there is to seal

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Sending details for a quote

A few photographs plus some basic facts will normally do. Please tell us:

  • The type of building and who uses it
  • Approximate linear metres or a joint schedule
  • Any specification or named product
  • The postcode of the building

For a fixed quote, speak to us on 01277 525 020 or send photos by email. Our quote form is another easy route.

FAQs: North Finchley

Will you plan work around the academic year at somewhere like Middlesex University?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Can you seal around new services in a hotel near North Finchley?

Yes, where fire-rated sealant is the specified product. Work is done room by room so the hotel keeps trading; design and sign-off stay with the designer and building control.

When can you be on site?

Mention the site’s hours and access windows in your enquiry, and we’ll schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

What about RAMS and site documents?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Leave it or put it right?

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is normally a modest job when the openings are accessible. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.

Diagnose, treat, sign off

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes anything from one day to a planned run of visits, depending on the number of seals and the access, and our waste is bagged and taken away as we go. Most London premises stay occupied while we are on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Before we start on site

  • Tell us what induction or permit system the site runs
  • Clear stock, furniture or equipment away from the joints
  • Send your site hours and access windows

Surface by surface

Small ducts

We seal around ducts only within what the tested detail covers. Dampers and ductwork systems themselves are outside our work.

Masonry and concrete

Core-drilled holes are neat; broken-out ones rarely are. Each gap is measured where it is widest so we know it sits within the tested range, and any outside it are raised with you.

Maintenance after handover

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Brief every trade that openings they make must be sealed
  • Have penetrations checked while they can still be seen
  • Check with the data sheet before painting over fire sealant
  • Keep product data and details in the fire safety file

Never top up a fire seal with foam, ordinary silicone or filler. A repair should use the original product, installed the same way.

Make reporting new openings part of every permit to work in service areas. Small habits like this stop openings building up.

When something else is needed

Being straight saves everyone time. Fresh joints won’t solve:

  • Writing the fire-stopping specification
  • Construction that lacks the fire resistance the seal relies on
  • Large openings beyond what any sealant detail covers

If in doubt, call the office on 01277 525 020 or send details through our quote form and we will say what we think before you book.

What we seal

  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Linear gaps at wall heads
  • Cable penetrations
  • Pipe penetrations

Penetration seals near North Finchley

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. In London buildings, frequent fit-outs and M&E changes are a common reason fire stopping gets breached. We install fire-rated sealant where it is specified and work within the building manager’s permit system.

At a healthcare site like Finchley Memorial Hospital, 0.8 miles south of North Finchley, new services through compartment walls are a constant, and each needs the specified seal. For an estates team at a campus like Middlesex University, 3.2 miles to the south-west of North Finchley, summer M&E works are normally followed by a round of penetration sealing. At a college such as Oak Hill College, 2 miles to the north-east of North Finchley, checking penetration seals after summer M&E works is good practice.
