Fire stopping in Normandy, done properly

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail, not a rule of thumb. If you are dealing with openings left by services added after handover and non-fire-rated filler around services, we can help, on cable penetrations, pipe penetrations and linear gaps at wall heads alike. Searching for sealant specialists in Normandy? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

A job near Normandy is typically planned around one visit, with the specification and photographs sent in advance. Design and sign-off belong to the designer or building control; we install what’s specified.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Should maintenance staff do it?

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

FAQs: Normandy

Can you work at a site such as Henley Business Park, by Normandy?

Yes. Our area takes in Normandy and its surroundings, with estates and business parks such as Henley Business Park included. Send details of the unit and the work through our quote form for a quick quote.

Is Normandy too small for you to travel to?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Good photos up front let us bring everything on the first visit.

Does weather matter for sealant work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

How long does a job like this take?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

Do you certify or sign off fire stopping?

No. We don’t certify or sign off fire stopping, and we hold no third-party fire-stopping installer certificate. We work to the specification and the manufacturer’s installation guidance.

Can you quote from photos?

It depends on the job. Simple work can often be priced from photographs, and bigger or more complex jobs normally get a visit.

Do you seal openings left by new services?

Yes, provided a specification covers them. New services after M&E works often breach existing seals and we close them with the specified product.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Walls or floors that aren’t fire-resisting to begin with

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

Surfaces we seal

  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Service gaps in risers

Maintenance after handover

Problems stay small when the joints are checked regularly. Specifically:

  • Include service cupboards in routine inspections
  • Settle who seals which penetrations at the start of a project
  • Report damaged or disturbed seals as soon as they’re spotted
  • Get seals inspected before ceilings and boxing close

Once the seals are in, tell other trades they exist and must not be disturbed. Any seal cut back for a new service needs reinstating to its tested detail.

Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate, which saves guesswork.

Why it’s worth doing now in Normandy

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Halls, stores and units around places like Normandy may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.

What a job costs comes down to how many linear metres there are, how much old material needs removing and the access. Call for a fixed quote when you’re ready.

Fire stopping around Normandy: what changes locally

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Normandy lies roughly 30 miles out from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls.

Residences at universities like University of Surrey - Manor Park Campus (to the south-east of Normandy) have compartment walls that must be resealed whenever services change. Workshops and IT rooms at colleges like Merrist Wood College (2.5 miles north-east of Normandy) are re-serviced often, leaving penetrations to seal. Hospital estates such as Royal Surrey County Hospital, 2.7 miles east of Normandy, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail.

Normandy is about 4 miles east of Aldershot, in Surrey. We cover Normandy, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our Surrey coverage takes in 379 places, from busy centres to rural villages. Reading is covered too, some 19 miles away.

Anyone looking for fire stopping in GU3 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. For a building on Manor Farm Close, Guildford Road and Milton Close or nearby, send details and we will quote for service penetrations. Close to Normandy, our area also takes in Willey Green (1 mile east), Flexford (1 mile south), Christmas Pie (1 mile south), Wyke (1 mile west) and Wanborough (2 miles south). A short drive away, we cover Guildford (4 miles east), Woking (6 miles north-east), Camberley (6 miles north-west), Farnham (6 miles south-west), Egham (13 miles north-east) and Walton-on-Thames (14 miles north-east).

Landmarks near Normandy

Locally, jobs take us to sites close to Duke of Normandy pub, among other places. The nearest railway station is Wanborough station, about 0.7 miles south. A little further out are Ash Museum (2.1 miles west) and Guildford Hospital (2.6 miles east). Green spaces nearby include Hog's Back and Ash Ranges.

Diagnose, treat, sign off

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes a single visit for a short list of penetrations, or a phased programme for a whole building, and our waste is bagged and taken away as we go. For a building around Normandy, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. First we go through the drawings, schedule or specification for the seals.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Advice

Different surfaces, different methods

Masonry and concrete

Many seals are made in blockwork, brickwork or concrete slabs. Dust and debris are cleared from the opening.

Cables and cable bundles

Single cables and small bundles are often within a fire-rated sealant’s tested detail. Bundle size, cable type and the space between cables all matter and we work within those limits.
