Fire stopping near Minsted

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Diagnose, treat, sign off

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. For a building around Minsted, tell us how to find it and who will meet us. Add it to your enquiry and we’ll build it into the plan.

  1. The specification and schedule come first, so we know which details apply.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Foam, ordinary sealant and debris come out.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.

Before we start on site

  • Send your site hours and access windows
  • Flag any permit to work we’ll need
  • Move anything stored against the joints

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

About our fire stopping in Minsted

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail, not a rule of thumb. Most enquiries involve fire sealant pulled out of the opening and fire seals cut back for extra cables and never reinstated, on linear gaps at wall heads, small duct penetrations where the tested detail allows and joints between fire-resisting walls and floors. One point of contact handles commercial sealant work in Minsted from the first photographs to the final walk-round, for single jobs and planned programmes alike.

For a smaller site near Minsted, we plan to do all the penetrations in one go, so send the specification and photographs first. Design and sign-off belong to the designer or building control; we install what’s specified.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Why deal with it now?

Sealing behind the M&E trades area by area beats a sweep at the end. Openings are visible, access is open and nothing has to be taken down, and the right detail can be checked at the time. Older rural buildings around Minsted move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Why appoint us

  • Old sealant cut out, never sealed over
  • Fixed quotes based on photographs, drawings or a visit
  • One contact handling all your sites
  • Commercial sealant work since 2005

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Have penetrations checked while they can still be seen
  • Ask the designer to confirm details early on refits
  • Keep general-purpose fillers away from compartment walls
  • Look above ceilings when tiles are lifted for other jobs

Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail using the same product.

On fit-outs, get the fire-stopping specification agreed before the services go in. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.

Questions about Minsted

What does the BS 476 change mean for fire-rated sealant in Minsted?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Is a smaller place like Minsted outside your area?

Not at all. Minsted is within our area. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

How do we ask for a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or email the details over. Include photographs or drawings if you have them.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Can staff carry on working while you’re here?

Normally, yes. We phase the work so most of the building stays in use, with each area protected and signed.

Are you fully insured?

Yes. Our insurance certificate can be sent alongside the quote.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

When to bring in a specialist

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Compartment walls and floors in Minsted

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. We install whatever has been specified, to the product’s tested detail. A 2-mile radius around Minsted takes in a number of hotels. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.

For a school such as Stedham Primary School, penetration sealing fits best at the end of the summer works. Wherever services are added at a hospital such as Midhurst Community Hospital, 2.1 miles to the east of Minsted, the compartment line has to be made good with the specified product. For a building such as The Parish Church of St James, new heating or data runs are the usual reason penetrations need sealing.

How the quote is worked out

What shapes the price:

  • Travel to remote or island sites
  • Site requirements such as inductions and permits
  • The product specified
  • The size and state of each joint

There’s no price list, since every building and every scope is different. Call for a quote.

What to include in your enquiry

We can often quote from photographs and a few details. Please tell us:

  • Where the site is, with the postcode
  • The asbestos register, for older buildings
  • Anything awkward about access or site hours
  • Approximate linear metres or a joint schedule

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Reviewing a building’s overall fire safety
  • Construction that lacks the fire resistance the seal relies on
  • Plastic pipes whose detail calls for a collar or wrap

If in doubt, call 01277 525 020 or email drawings and photos and we will say what we think before you book.

What we seal

  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Service gaps in risers
  • Cable penetrations
  • Linear gaps at wall heads
