About our fire stopping in Magdalen Laver
It helps to set out our role at the start. Deciding the specification sits with the designer, the fire engineer and building control. What we bring is careful installation of the specified sealant, to the maker’s guidance in Magdalen Laver and nearby. If you have fire stopping installed outside its tested range and unsealed penetrations discovered above suspended ceilings, we can put it right. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Magdalen Laver it comes down to the same thing: the right product in a properly prepared joint.
Smaller places such as Magdalen Laver still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.
We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

Different surfaces, different methods
Cables and cable bundles
Data cabling added after handover is a regular cause of open service penetrations. We reseal around them to the specified detail.
Linear joints
Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed.
Maintenance after handover
Problems stay small when the joints are checked regularly. Specifically:
- Record which product was used where
- Make fire stopping part of every scope that crosses a fire-resisting wall
- Treat an open penetration as a priority repair
- Get seals inspected before ceilings and boxing close
Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, and the data sheet says which.
Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate.

Diagnose, treat, sign off
Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Jobs in and around smaller places like Magdalen Laver are usually planned as a single visit, so photos and measurements up front really help. That way the right products come on the day.
- First we go through the drawings, schedule or specification for the seals.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Preparing the site
- Send your site hours and access windows
- Send any specification or drawings in advance
- Point out any areas we must not close

What sealant work can’t fix
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Issuing fire ratings or certificates for seals
- Openings that need collars, wraps, batts or boards rather than sealant
- Reviewing a building’s overall fire safety
If in doubt, call the office on 01277 525 020 or use the quote form and we will say what we think before you book.
Surfaces we seal
- Small duct penetrations where the tested detail allows
- Pipe penetrations
- Service gaps in risers
- Joints between fire-resisting walls and floors
- Cable penetrations
- Linear gaps at wall heads
Site staff or a sealant specialist?
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Leave it or put it right?
An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is usually a modest job when the openings are accessible. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Around Magdalen Laver, it’s better to renew all the failing joints at once, rather than one at a time. Send photos of each area and we’ll quote for the lot.
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

Compartment walls and floors in Magdalen Laver
For England, the fire stopping of penetrations is dealt with in Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Magdalen Laver lies roughly 21 miles out from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls.
Hospital estates such as St. Margaret's Hospital (4.3 miles south-west of Magdalen Laver) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. For a building at a site such as Hastingwood Business Centre (1.2 miles west of Magdalen Laver), a check of penetration seals after each fit-out is good practice. In a building such as Parish Church of St Mary Magdalen, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Your questions answered
Does your area include sites such as Hastingwood Business Centre, near Magdalen Laver?
Yes. We cover Magdalen Laver and the area around it, including industrial estates, business parks and retail parks such as Hastingwood Business Centre. Send details of the unit and the work through our quote form for a quick quote.
Is a hospital such as St. Margaret's Hospital somewhere you can work?
Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.
What if there’s asbestos in the old mastic?
The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.
Are you insured?
Yes. We are fully insured, and the certificate can go with your quote.
Is your workmanship covered by a guarantee?
Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.
Which standards are fire seals tested to?
BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Classification follows BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. That rating only holds when the product is installed to its tested detail.
How do you choose the sealant?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
