Penetration seals near Luxted
Every new tenant in a London building tends to bring new cabling, and with it new holes through compartment walls. Where fire-rated sealant is specified, we install it to the tested detail under the building’s permit-to-work arrangements. In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail.
On estates like Biggin Hill Airport Trading Estate, 1 mile west of Luxted, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. In a school such as Cudham Church of England Primary School, fire-rated sealant goes in around service penetrations where it is specified.

About our fire stopping in Luxted
Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. So our job is to reproduce that arrangement faithfully. If you have seals that don’t match their tested detail and hidden openings found during inspections, we can put it right, whatever the surface. Most enquiries from Luxted start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.
In a London area such as Luxted, buildings are refitted often, and every new cable, pipe or duct through a fire-resisting wall or floor leaves a gap. Where the specification names fire-rated sealant, it goes in exactly as the manufacturer’s test evidence shows for that wall or floor.
We stand by our work with a 12-month guarantee. That covers our preparation and application.

After the work
Once the work is signed off, these steps help:
- Record which product was used where
- Put resealing into every M&E and fit-out package
- Report damaged or disturbed seals as soon as they’re spotted
- Keep general-purpose fillers away from compartment walls
Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way unless the designer specifies otherwise.
The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there, not months later.

From enquiry to sign-off
Occupied buildings need a little choreography. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. Let us know about any on-site parking or loading arrangements when you send the job details.
- We start with your penetration schedule, drawings or specification.
- We plan the sequence of floors, risers and voids with you.
- We compare every service penetration with its tested detail before sealing.
- Unsuitable material is removed and the opening cleaned first.
- Backing and fire-rated sealant are installed to the detail and tooled.
- We tell you about openings that need a different product.
Before we start on site
- Warn occupants and staff about the work
- Clear stock, furniture or equipment away from the joints
- Tell us which areas need to stay in use

FAQs: Luxted
Can you cope with the access rules in a London building?
Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. All of Greater London is inside the ULEZ, and our planning allows for it
Would you work within a site like Princess Royal University Hospital?
Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Are you insured?
Yes. We’re fully insured, and the certificate can go with your quote.
Do you guarantee your work?
Yes. The 12-month guarantee covers our preparation and application, though not damage or work by other trades.
Which standards are fire seals tested to?
In short, BS EN 1366-3 and 1366-4 are the fire tests and BS EN 13501-2 is how results are classified. EI 60 means integrity and insulation for 60 minutes in the tested arrangement; installing to the detail is what carries that across to site.
Do you have third-party installer accreditation for fire stopping?
No. We don’t hold a third-party fire-stopping installer certificate. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. If your contract requires third-party installer certification, we’re not the right fit for that package.
Do you seal on top of existing sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Owners, agents and contractors
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Luxted can form part of a wider programme across Greater London.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
What we are called out for in Luxted
A common fault is a product that was never fire-rated in the first place: expanding foam or a general-purpose sealant pushed into a gap to tidy it. The opening looks sealed but has no fire test evidence behind it.
These are often picked up first by site or facilities staff:
- Builders’ foam or ordinary silicone in compartment walls
- Fire-stopping items raised at inspection or handover
- Improvised or mixed-product fire seals
- Fire sealant pulled out of the opening
For a building such as Church of St Peter and St Paul, new heating or data runs are the usual reason penetrations need sealing.
What your quote should include
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Are they CHAS accredited or on Constructionline?
- What the guarantee covers, and for how long
- How they’ll work around occupants
Why it’s worth doing now in Luxted
Open service penetrations matter on ordinary days, not just in a fire: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these, and the other benefits follow. In Luxted, each extra visit means more notices, permits and disruption, so cutting the old sealant out fully and doing it right once is the better route.
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

When it isn’t the sealant
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Reviewing a building’s overall fire safety
- Issuing fire ratings or certificates for seals
- Walls or floors that aren’t fire-resisting to begin with
Not sure which it is? You can give us a call on 01277 525 020 or send details through our quote form and we’ll tell you honestly.
Surfaces we seal
- Cable penetrations
- Pipe penetrations
- Service gaps in risers
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
