How we handle fire stopping in Hazelwood

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4, with results classified under BS EN 13501-2. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. The enquiries we see most involve seals that don’t match their tested detail and fire seals cut back for extra cables and never reinstated, on cable penetrations, service gaps in risers and small duct penetrations where the tested detail allows. Searching for sealant specialists in Hazelwood? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Taller residential buildings in London may fall under the Building Safety Act’s higher-risk regime, where fire-stopping records get close attention. We install what the designer or fire engineer has specified, and if you need records of the work, tell us and we’ll confirm with the quote.

A 12-month guarantee applies to all our work. Should something we installed fail, ring 01277 525 020 or use the quote form and we’ll come back to it.

Your questions answered

Do you take on jobs in Hazelwood where loading and access are tightly controlled?

Yes. Inductions, permits and timed loading are routine for us in London. Share the building’s contractor rules and we’ll work to them. All of Greater London is inside the ULEZ, and our planning allows for it

Can you work in a care home near Hazelwood with residents in?

Yes, with the manager deciding the order and timing of rooms. Noise and disruption are kept to a minimum.

Will you write the fire-stopping specification?

No, we don’t design fire stopping. With the designer’s details in hand, we can price the sealant elements and point out anything needing another product.

Is fire stopping in Scotland covered by different guidance?

Building standards in Scotland are separate from England’s, while England relies on Approved Document B. Either way, we install the specified sealant to its tested detail.

Can one quote cover more than one building?

Yes. A group of buildings can go on one quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Do you guarantee your work?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

From enquiry to sign-off

On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself usually taking a single visit for a short list of penetrations, or a phased programme for a whole building. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. We read the specification, drawings or penetration schedule you send.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Let building users know which areas are affected
  • Arrange parking or a loading space
  • Share the asbestos register for older buildings

Commercial clients in Hazelwood

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

What we are called out for in Hazelwood

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Movement in the frame or slab can open the joint. Linear joint details set a width range and movement capability, and the seal has to sit within them.

Look out for the following:

  • Non-fire-rated filler around services
  • Old intumescent sealant that has split away
  • Openings left by services added after handover
  • Fire-stopping items raised at inspection or handover

Hazelwood is inside London’s ULEZ, as is the rest of Greater London; tell us about loading bays, goods lifts and parking when you send details.

What to look for in a quote

  • How they handle RAMS and site documents
  • Who will actually carry out the work
  • Their pre-qualification and accreditations
  • Whether primer will be used where the manufacturer specifies it

Choosing a commercial sealant contractor

What sealant work can’t fix

Some faults sit outside our scope, and we say so rather than covering them up:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Construction that lacks the fire resistance the seal relies on
  • Reviewing a building’s overall fire safety

If in doubt, give us a call on 01277 525 020 or email drawings and photos and we’ll say what we think before you book.

What we seal

  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Linear gaps at wall heads
  • Pipe penetrations

What affects the price in Hazelwood

We price every job individually. The things that drive the figure:

  • Working within restricted access windows
  • Backing rod, priming and other preparation
  • Whether old sealant has to be cut out first
  • How accessible the joints are

The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.

Sending details for a quote

There’s no need for a formal survey. These details are enough to start:

  • Any specification or named product
  • The site address and postcode
  • Clear photos of the problem areas
  • The asbestos register, for older buildings

Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we’ll arrange one.

What the job involves on each surface

Drylining partitions

Drylined fire walls are tested in a particular build-up. We check that the product’s detail covers that partition type and board thickness first.

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We work through the areas on your schedule methodically.

Fire stopping around Hazelwood: points for this area

Fire stopping of openings and penetrations in England falls under Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail. In London buildings, frequent fit-outs and M&E changes are a common reason fire stopping gets breached. We install fire-rated sealant where it is specified and work within the building manager’s permit system.

Hospital estates such as Orpington Hospital, 2.1 miles north-east of Hazelwood, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. Older community buildings such as St Mary's Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification.
