Fire stopping across Knightsbridge

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Work for main contractors and building owners

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Fire stopping in Knightsbridge

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail rather than guesswork. If you are dealing with fire-rated sealant that has cracked or shrunk back and fire seals cut back for extra cables and never reinstated, we can put it right, on joints between fire-resisting walls and floors, small duct penetrations where the tested detail allows and pipe penetrations alike. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Knightsbridge is the same: the right product in a properly prepared joint.

Taller residential buildings in London may fall under the Building Safety Act’s higher-risk regime, where fire-stopping records get close attention. Our part is installing the specified fire-rated sealant; tell us what records you need and we’ll confirm with the quote.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Quoting for work in Knightsbridge

Each job is priced on its own details. The main factors are:

  • The site’s rules and procedures
  • The product specified
  • Whether old sealant has to be cut out first
  • Travel to remote or island sites

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

What to include in your enquiry

Diagnosis starts before we arrive. Tell us:

  • What the building is and how it’s used
  • Clear photos of the problem areas
  • Drawings or a marked-up plan, if available
  • Your programme or deadline

Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. The easiest way is to call the office on 01277 525 020 or email the details over.

What we can’t put right

Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:

  • Writing the fire-stopping specification
  • Signing off or certifying a building’s fire stopping
  • Plastic pipes whose detail calls for a collar or wrap

Not sure which it is? You can ring 01277 525 020 or email the details over and we’ll tell you honestly.

What we seal

  • Linear gaps at wall heads
  • Service gaps in risers
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Joints between fire-resisting walls and floors

Diagnose, treat, sign off

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Planning a London job such as one in Knightsbridge starts with access. Give us the hours we can be on site and we will schedule to suit.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Send any specification or drawings in advance
  • Let us know about inductions and permits
  • Send your site hours and access windows

Ask for a quote

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

Advice

Fire stopping around Knightsbridge: how the place shapes the job

Fire stopping of openings and penetrations in England falls under Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. London’s office and residential buildings are refitted constantly, and each round of cabling or pipework can leave open penetrations. We seal to the specification and the product’s tested detail, working within the building’s permits.

Hotels such as Bulgari Hotel and Residences (less than half a mile west of Knightsbridge) rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified. At a university such as Royal College of Art (0.7 miles west of Knightsbridge), labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work. Wherever services are added at a hospital such as The Royal Marsden Hospital (0.9 miles south-west of Knightsbridge) the compartment line has to be made good with the specified product.

Doing it in-house

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Why act early in Knightsbridge

An unsealed opening affects more than fire safety: smoke, noise and draughts pass through them every day. The specified fire seal closes the gap for all of these. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Questions about Knightsbridge

What does the BS 476 change mean for fire-rated sealant in Knightsbridge?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Can you work in a London building with booked loading and goods-lift slots?

Yes, we plan every London job around the building’s own access rules. Send the building rules and access times with your enquiry. All of Greater London is inside the ULEZ, and our planning allows for it

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Will you just go over the old sealant?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

How do I request a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, let us know and we will send them with the quote.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
